Property was filthy on arrival, decking covered in mud, bird feeders empty and mouldy shame when you have a lovely lodge next door to it with plenty of nice birds and bird feeders.
Owners leave no number in lodge to contact them and also don't respond to sykes when contacted. Inside the lodge the couch (recliner) does not work or even have a plug to plug in wall. Says on welcome pack press button put your feet up and relax but buttons do nothing and couch is very uncomfortable. Next up the smell that hit us when we walked in (very foisty mouldy smell) could of been from a few things the mould growing above kettle, from the broken bin which from other reviews hadn't been fixed or replaced this was absolutely revolting around the broken bin lid had dirt which we had to clean ourselves or it could of been the mouldy bird feeders out back. I can see why no photos of balcony and around are on sykes as it is very unpleasant to look at. Now the major part we got the fire going only to realise a crack and stop fire immediately looked everywhere in lodge for a contact number nothing but a number for sykes tried phoning that but at 7ockock at night no one at the office so had to phone the next day all while the heating would not heat up the lodge as we had to air the foisty smell out on arrival and due to the radiator not putting much heat out and being covered in dust also doors not closing properly leaving gaps and breezes coming through we we're sitting in jumpers coats and dressing gowns. Got in touch with sykes the next day to be told they couldn't get hold of owners couple hours later told that owners were sending someone to have a look to our surprise after a couple hours we have a phonecall to say not to use the fire and they won't be fixing it. As we booked the lodge for the log burner this was no longer worth staying as it was the middle of a storm and after 2 nights we decided to leave as the temperature was dropping down to -4 that night. Other things we found were mouldy sealant around sink flies all over window cill fluff or hair left on floor blind fixings broken and hanging off walls. Blinds didn't shut properly leaving you without privacy, wall piece in bathroom very run down tatty and filthy. All of this was bad enough on new years eve but to then get home after filing a complaint to receive a good will gesture of £25 from the lodge owners is quite frankly appalling. From not accepting that insulting offer of compensation to not respond for a further 23 days and counting is something I've never experienced and feel extremely let down all in all definitely would not recommend as we have booked plenty of sykes holidays in the past and every time they have been lovely clean immaculate places

We had a fantastic stay at Caton house and would definitely come back!
Very comfortable and super clean all round. All the dishes you could possibly need, would have been handy to keep a cupboard or two empty for us to use for food. Couldnât figure out how to get the radiator in the kitchen on so it was quite cold in that room but we didnât spend too long in there so wasnât the biggest inconvenience. We used on street parking nearby, we were weary of the nearby carpark (by the childrenâs play park) as a sign on entrance states itâs for short stay (1hr) only. All in all we were incredibly impressed with the house especially at the rate we played which was very reasonable. Location was ideal for us, but 15mins to Newby bridge, 30mins to Windermere. Took advantage of the nearby steam train at haverthwaite and the aquarium at lakeside and did the boat ride up to Ambleside on another day too. Timings during the winter period werenât ideal and made our time at Ambleside very limited

The house is not suitable for parties of more than 8.
There is a dining room table for 6 people 1 of the chairs are as broken and caused injury to my daughter. 2 sofas and an armchair so seating for 7 there was only 8 plates and items of crockery. A playroom which looked great i the pics was so damp the childrenâs clothes smelled damp. A dolls house with no furniture or dolls dartboard with no darts air hockey table with no pucks. So it was not useable for the children. The house floors were dirty and the vacuum cleaner was so full we had to empty layers of dirt before using. There was dirt and crumbs and sticky behind toaster and hair balls on the floor when we arrived. There was also nothing to clean with. 2 bin bags and 7 dishwasher tablets left if there are only 8 plates and 10 people in the house you need to do lots of dishwashing.

We had a lovely family Christmas at Caton Lane House.
It was perfect for all our family and dogs. The kitchen was very well stocked with everything we needed including Prosecco and Christmas napkins! The Christmas tree and other decorations were a lovely gesture and it definitely had the feel of a family home rather than rental property. It was great to have the pub next door and we found a lovely 30-40 minute walk across a track to Cartmel. An outside tap would have been handy to wash the dogs off but we just let them dry in the car and maybe an additional heater for the attic room. The only downside was the British weather and transport issues cut our holiday short by a couple of days as we had such a good time we would have liked to stay longer. All in all a great property in a great location.

It's the 3rd time we've stayed and it's still a wow factor when you walk in the door.
Just so homely. Julie the owner is fabulous, a gentle check in to see if everything is OK. Always there if you need her, not we have ever had to as everything is spot on. It's the little attention to detail that welcome you. Milk and eggs in the fridge, fresh flowers and a bottle of wine to get the holiday started. Toasty warm too (only stayed in Feb). Light the log burner, glass of wine and relax. Beautiful garden and fields surrounding you and no one else to disturb you. Beautiful walks literally around the corner into the bay, stunning. The rooms are lovely, plenty of room and if you need it the WiFi is excellent too. It is one of the nicest places I've stayed in. That's why I'm going back next Feb, can't wait. 10 out 10.
