    We were family of 7 adults 1 six yr old and two 6mnth old twins and one dog we holiday in abersoch every yr as a family the house is perfect location as all right there on doorstep.

    The house for me was extremely disappointing from the off not been cleaned properly at all dust and cobwebs everywhere and behind furniture on skirting boards and bedside cabinets (got photos ) we had to clean pans and kitchen trays before using. Downstairs wasn't too bad of a space was amazing for us all to be together which is the only saving grace for this house. Downstairs double where do I start mouldy plaster falling off everywhere smelt of moth balls and damp so bad had i to buy stand air fresheners to help smell this did improve it but awful awful smell. So damp in there there were wood lice all over both the bedroom and the shower room walking on floors and up the walls Blinds n curtains didn't work properly in most rooms very grubby mouldy looking and my husband had to spend first morning putting living room curtains back up cos fell off track When opening them . My girls and family were upstairs in the bedrooms and yes we all fit it wonderfully well but all over things missing or grubby or cobwebs. Lots of things in this house needing attention and no way a 4-5 star house we have stayed in much better Sykes cottages over the last 4-5yrs all in abersoch. We paid 1500ish for a wk which is alot but that being said there were 10 people total in there so guess not to bad. If I'd have used this house in height of season n been paying top money I'd be mortified. Even down to the pots pans dishes ect . We like a glass of wine plastic ones only arrghhh seems abit harsh maybe but we like a glass and a nice glass to drink out of. All in all the house is in need of major work to get it up to the rating it's advertised at. The outside space was amazing and huge but again old looking furniture all in need of upgrades. We had a wonderful week together even with all the above being said because the house is very centrally located pub across the rd beach 10min walk shoes 5 min walk but would I risk staying there again with all the damp smelly issues that go with this house NO I'll be looking around again now for something else. One last thing do Sykes go around and look at these houses regularly to check them out because I did read some reviews about the mouldy room before we booked but u think we'll may not be as bad as all that but yes was grim. This house Def needs re rating and price dropping I feel and we came in Feb half term are we the beginning of the season or the end ? Either way to me that house should have had a deep clean every piece of furniture moved and cleaned behind. The cleaning company need to be spoken to because terrible job done .     Overall very happy with our stay, the house & fittings were mostly very good especially the equipment & facilities in the kitchen, great for our large family.

    We appreciated the kind gesture of fizz & cake etc, many thanks! However, on arrival we were very disappointed to see the grass so long, it obviously hadn’t been cut for several weeks. The outside shower was flooded & blocked by leaves, definitely hadn’t been checked for some time. This would have been useful to clean sandy boots etc after our beach trips. (Thank you for organising the cleanup of this area the day before we left) The windows are in need of a good clean & these issues spoiled our first impressions of the house. Inside - It was disappointing to see a broken blind in one of the bathrooms & the toilet seat in the main en-suite was worn with bare wood & we felt it unhygienic. It would also be useful to have a mirror in the master bedroom for hair drying. The other bedrooms were well fitted. We were very happy with the overall comfort of the house & the location was excellent. We enjoyed a lovely week in the house & in Abersoch. All of the above concerns were shared with Sykes Cottages office on Monday morning. Emma was very helpful & noted our comments- thank you.

    The location of Ty’n Don is fantastic, it’s so close to the costal path down to Porth Neigwl and the views are breathtaking.

    What we loved was the space around the property, plenty of parking enough even for the owners to kindly let us park our small boat there too, the flat space was perfect for our 9 year old daughter to spend hours riding her bike around safely. Great convenient touches like a washing line to hang your wet gear up after being on the beach, hose pipe for washing off the sand or mud. Great space for us to walk our dog too. Inside the property it was really clean and very homely, well equipment and great to have a full size fridge freezer. The only feedback we had for improvement would be the double mattresses we found it uncomfortable. Bringing our bedding wasn’t too much of an issue we brought, everything including duvets and pillows but they were actually provided it was just sheets and covers you need to bring. Just over a 5 min drive into Abersoch The owners were really helpful and friendly. Overall our stay was perfect and we didn’t want to leave we will be back for sure.

    The Coach House is an absolutely wonderful property - we loved everything about it, and the whole family enjoyed the experience.

    The proximity to the High Street meant that my elderly in-laws could have their independence for a wander, and the proximity to the beach meant that I could get to see the sunrise within 5 minutes of getting out of bed! My only 'not so positive' comment would be the instructions around cleaning - there is an inference that the guests are expected to clean the house (I wonder whether this is a throw back to Covid) as the cleaner will only do a 'light clean'; whilst I always leave a holiday property tidy (emptying bins and stripping beds, wiping down the kitchen worktops), it did sound like I was supposed to do a 'thorough' clean ... which I do consider comes as part of the cost of the holiday. It may just need a tweak to the wording ... or may be I'm being too sensitive! We loved it, and if we ever win the lottery, we'll be putting in an offer to buy it!

    This was a amazing property which we really felt was value for money. The house itself is beautifully presented and had everything we could want. We were lucky to have the benefit of a fantastic week of weather so made the most of the outdoor space and took lots of trips to the closest beach which is only a few minutes walk away. Abersoch as a place is also very pretty but we felt there was much less to do than we expected. We also had a few issues when it came to eating out due to being a large party with nowhere allowing us to book a reservation but then saying it was reservation only when we tried to walk in. Thankfully the house has everything you would need for eating in instead as long as you’re happy to do that. Thanks again for such a great week in the sunshine!
