  This is a delightful 'tardis' like cottage developed and decorated to a high quality standard in a peaceful location.

  Unfortunately, the interior furnishings favour design over function e.g. the conservatory seating is stylish but uncomfortable; first floor bedroom wash basins stylish but not practical without a mirror facing you. However, there are areas for improvement e.g. the cottage wasn't serviced properly as the top shelf in the wardrobe of the ground floor bedroom was filthy; no soap in the ground floor cloakroom; a second hand towel missing from the ground floor bedroom en-suite; numerous cobwebs throughout all ceilings and around furniture legs. Curiously the guest book is full and hasn't been replaced since 2019. The house keeper has pinned hand written notices on the kitchen window advising that beds should not be stripped as they will be "inspected" along with a £10.00 fine per dog poo found - nice to be welcomed in a such a way!

  The location was fantastic, for both adults and children. A very comfortable and well equipped home with a quaint garden and patio dining area. The house is in an ideal location for walking to Southwold, a stroll on the salt marshes and beach. If you like crab fishing, Walberswick is probably the best spot in the UK, such a lovely spot to enjoy the beach with the kids. There is two great pubs in the village along with tea rooms. The deli and local shop is only a minute walk from the house, so ideal for self catering. We had no need to use our car for the whole week stay. We would book again next time we are visiting the Suffolk Coast. Thank you for a lovely stay.

  This cottage has lovely views from upstairs but is in need of renovation and repair. Guests need to be aware that the only bathroom is downstairs off the kitchen so anyone staying in the loft must descend two flights of stairs. There is no dishwasher, all the upstairs rooms are accessed via the main bedroom, the curtains and blinds upstairs are inadequate/broken, the stairs are not suitable for anyone remotely unsteady (not just under 2’s as suggested), there is no pavement outside so be aware with pets, young children that you are straight into the road. Would not recommend staying here until some upgrades and improvements have taken place.

  We had a fantastic stay at this property. It's absolutely stunning and so well equipped, including the kitchen which has everything you could need and more. Yoxford has a great deli and a shop really close to the property, as well as a nice walk into the fields via the Yoxman. Unfortunately there aren't any pubs within walking distance, but that's not the end of the world. It was easy to get to the coast and lots of National Trust properties nearby. Parking was tight so I was glad we brought our smaller car. The enclosed garden was great for the dog as we felt she was very safe. We can't wait to come and stay again!

  The Roundhouse is a lovely property set in a very large garden with a stream running along the bottom.

  The location is excellent and we could get to all of the local attractions in less than 30 minutes. The bedrooms worked well for our extended family and the variety of rooms in the house meant that there were lots of spaces for us all to hang out. The kitchen was very well stocked, so cooking for the six of us was easy (there was also a large supermarket about 5 mins drive away). The only negative was the poor quality internet access which meant it was virtually impossible to get online - and as the mobile network was also poor, this was quite frustrating.
