Overall we had an enjoyable stay.
The location is great, and the property well-cleaned and pleasant. The shower is fantastic. When we required help on the first day the response from the property manager was prompt and polite. Unfortunately, the facilities let the place down. These can broadly be summarised as lack of investment in quality fittings, a sense of what is the minimum level of provision that can reasonably be gotten away with, that give it a budget-break feeling - despite charging mid-range + prices. For example, the cooking equipment (particularly the pans), are old and student-grade cheap; there are only 2 very blunt knives provided for meal preparation; you can feel the bed springs through the mattresses which makes for an uncomfortable night's sleep, there was no bbq to use despite being advertised (we booked via a referral website and there was no mention it was available during particular months only). The supplied instant coffee is very basic, and the logs ran out during the first night. With more attention to detail on these fronts and investment in giving guests a better comfort-level of experience (as opposed to the minimum level provision) it would greatly enhance the enjoyability of the stay.

Charming spacious cottage, with nice off road parking.
( we hired the larger part of the cottage) Being adjacent to busy road and path I would have expected better windows for both sound and security. The bathroom needs a full over haul as the shower is very disappointing and sitting in a bath with mouldy sealant is not pleasant. This is the cause of the leak to ground floor toilet which we avoided using. The lounge furniture could do with a replacement as not comfortable. Kitchen and dining room are really functional and plenty of room. Although dog friendly, the garden could do with a couple of adjustments to make it dog safe. It was a nice spacious cottage to use as a base to enjoy Norfolk. Just needs some overhaul in places. It's a shame you cannot hold back on a deposit, as I would not have paid the full price we did based on my comments.

We hadn't intended to book such a large property for 2 adults and an elderly dog but, when it became available, we decided to go for it!
We were not disappointed and didn't 'rattle' around in the property. The layout allows you to 'shut off' unrequired rooms (for us one twin-bedded room) and dining room if so desired, but we made use of the facilities, didn't need for anything from kitchen utilities to room fans [the weather was hot!] and just enjoyed the extra space! The shared lawn and designated parking space in an open garage were a luxury! We often sat outside to enjoy a coffee in the morning sun! We were pleased to see the recycling arrangements were clear and comprehensive. The cottage is ideally located for walking into Swaffham for groceries and local amenities. Larger supermarkets are a short drive away and Swaffham makes a good base for driving to the coast and other attractions. We will definitely be back.

It would have been good to have a little bit more information about the area.
Also basics for lighting the wood fire as it turned really cold on our last day and we had nothing to start the fire with. Apart from that the place was lovely. One of the most important things was the beds were so comfortable. The cottage was beautifully decorated and furnished. The locals were really friendly, as were the staff in the local pub. You must visit the baking bird on Saturday morning her stuff was amazing. If you want to get around by public transport there are the Jurassic coast buses. We tended to get these from Weymouth. A bus runs frequently from the bottom of the hill into Weymouth in one direction and Dorchester the other.

We had a lovely break in the New Year at Acorn Cottage.
The owners are very helpful and friendly and gave us a warm welcome when we arrived. The cottage itself is cosy and inviting with the log burner and restful settees in the lounge. The beds are very comfortable and it is so quiet we had great sleeps while we were there. The kitchen is well equipped and we appreciated the food essentials left for our use. The cottage location is good, on a country road heading out of the village and it is possible to walk to the local pub to enjoy a delicious meal. In the summer it would be nice to sit out in the garden and watch the birds and try the walks across the fields. We would definitely recommend.
