This house is dirty, so unless you fancy a whole day of cleaning when you arrive, I would steer-clear.
The kitchen is about as bad as it gets - the cupboard doors are sticky and do require cleaning, and there are unidentifiable stains in one drawer. There are two kitchen drawers full of what can only be described as junk. The crockery and glassware had to be dishwashed before use as they were so filthy, and the oven pans are so greasy as to be almost unusable. The kitchen cupboards are so full of left-over food that other guests have left behind, they are not usable - we had to leave our provisions out on the table for the whole week. The usable fridge was clean but looked new. The other rusty, mouldy, random fridge needs to be removed. The sugar canister is a sight to behold, but once you touch it, you'll need to disinfect your hand. The oven is rubbish. The washing machine drawer is full of water that smelt musty. The cupboard under the sink is not for the fainthearted. The towels had make-up stains on them, didn't smell clean and are strangers to fabric softener. The conservatory windows are not clean. The downstairs bathroom floor needs a steam clean and the shower needs attention around the edges to get rid of the black corners. There is a greasy-head stain by the top of the bath that was very off-putting. The fire-grate was full of what looked like a whole week of someone else's fire ashes - we had to clean it out on arrival before we could use it. The beds are not at all comfortable and there are no mattress protectors - just very thin and ill-fitting sheets. The pillows are ridiculously thin and the duvets are the cheapest of the cheap - new pillows, duvets and protectors are needed. Two of the single beds had dirt, dust and sweets & wrappers underneath so they don't clean under the beds. The place is grubby and appears to be just a money making exercise for the owners who seemingly don't care to offer you a decent holiday. The redeeming thing I can offer is that Dornoch is the best place in Scotland - but find somewhere else to stay when you visit there. The description of the property on the website is accurate so we got what we hoped for.
The cottage is spacious, really well equipped with good quality fixtures and fittings. The views from the sun room and the garden area over the road are spectacular whatever the weather. The review asks for our Sykes experience but that's not the same thing as our experience of the cottage. The latter was all positive and we appreciated the efforts of the owners to provide us with a great holiday base. There doesn't seem to be anywhere else to record that Sykes sends too many emails - too many requests for reviews of a holiday yet to be taken, too many suggestions for new bookings when the current one hadn't happened. I asked for one piece of assistance before the holiday and got what I needed because the query was referred to the owners. Sykes were fine and if you have a property that suits me I might use you again but I will be blocking your too frequent emails. I don't have a problem with my comments being published but I do not want anything I have said to appear to be detrimental to the cottage owners - they did everything required to meet our expectations.

Lovely cottage in a fabulous location for spotting wildlife.
Well stocked kitchen with all mod-cons and laundry area. Large dining table (take cushions if you plan on lingering over food as wooden seats a little hard) or high stools at breakfast bar. Lounge and Games Room were spacious - games room currently not stocked due to Covid but I believe usually has board games available. The corner settee was very soft and comfortable but the other two were rather hard and with no arms we didn't find them as comfortable but that is personal preference someone else may well prefer those to the softer settee. Fast wifi that didn't drop out at all whilst we were there. Also got a good mobile phone signal. Great shower in both the bathroom and the ensuite. Very nice bedrooms with comfortable beds. The pillows were a little flat for our liking (but may suit others) - as there were only 3 of us we took the pillows out of the spare room and had 4 pillows each. Overall I would say practically perfect.

This is a charming house in a great location.
The local area is excellent with good pubs, good restaurants, a world class golf course and a stunning beach nearby. The house was clean and tidy on arrival and had all the facilities advertised. I would say that the washing machine is past its best, and the addition of a tumble dryer would be a bonus. The kitchen also has two freezers which for a holiday let is a little excessive; an additional fridge would possibly be more useful. Although my entire party enjoyed our stay, I would personally not book this property again (or any other) due the addition of the £300 good house keeping bond (this was not applied at the time I originally booked). For this type of bond to be enforced, I believe it is only fare to have a house keeper show a property on arrival, and then be available to inspect the property on departure, in order to verify its respective conditions.

We all absolutely loved the cottage.
I had seen the photos on line and thought it looked lovely but the pics donât really do it justice. It is a huge property. 5 of us stayed and we had another 3 family members visit for lunch and there was so much space. The views are stunning, I was very sad to leave. And the beds were very comfortable which seems to be a rarity with holiday letting. I slept very well, the house was very clean and near to so many places of interest. There are lots of games and dvds you can watch and even a table football which the kids loved. The owners were very generous to leave us lots of lovely Christmas treats. It was unexpected and much welcomed. The kids practically screamed when they saw, the chocolates, cakes, stollen bites, chocolate coins etc!! So to summarise, I would not hesitate to recommend this cottage and I would gladly stay again.
