The house itself is really lovely - perfect for big groups.
The hot tub was great, wood-fired so no bubbles but that didnât bother us at all. The setting was peaceful, with some nice walks around the estate. Patshull activity centre on the estate was great fun. Unfortunately there were some significant negatives. It was not very warm when we were there (maximum 21 degrees or thereabouts) but the house was very warm with no fans or AC. We had to have windows open a lot of the time and it was manageable but I would think on a hot day, at least fans would be needed. Secondly, we were advised that there was a smart TV which we would need to use our own subscription accounts for (like Netflix) but the internet was too weak to watch anything at all. We complained about this on our second day (a Saturday) and someone came to try to fix it, moved the router but this didnât help at all. We were disappointed as we wanted to watch the World Cup but we werenât able to. We complained again that the TV was unwatchable so on the Wednesday (halfway though our stay) some people came and hooked up the freeview but said that there was nothing they could do about the poor internet signal. There was no 4G either in the local area which is fine if you want to disconnect, but not if you want to watch Netflix etc or work. Thirdly - the flies. We have stayed near lakes and livestock in the past and this has never been such an issue. There is an infestation which needs dealing with. We bought sticky fly traps which were covered within hours - we caught hundreds of flies and yet we were still constantly bothered by them. They affected our sleep as they buzzed around and landed on us day and night. The house owner came to the house himself on the Wednesday after many conversations with Sykes and himself and he did agree that the flies were a problem and we should be compensated for our experience. However, Sykes have said that any compensation needs to come directly from the owner, the owner said it should come from Sykes and now we have left the property, the owner has stopped responding to us. We left on 28 July and so far have heard nothing which is very disappointing. Unfortunately we would have to recommend against staying here due to the problems we experienced.

We enjoyed the views and general environment of the house.
There was lots of space for the children to run around in and in the games room there was a computer console that provided amusement to both the kids and adults. Tom was very approachable about the kids joining in feeding the goats, sheep and Lama in the nearby field. In our view the property needed some TLC & small presentation improvements for what we paid to stay there for 2 weeks. Examples of this were: - ensuring cleanliness (vacuum under furniture & under sofa cushions), removing the really strong urine smell on carpet in the upstairs bathroom, cleaning windows in the lounge to enjoy the views (we did this), refresh appliances in the utility (freezer seal broken & therefore lots of ice & w/m not getting up to temperature), some mattresses needed replacing (way too soft) plus bed frame in the master bedroom is supported by an ad hoc wooden structure, windows & doors need attention to ensure they close / lock, basics like hand soap could be provided in each washroom along with hooks to hang up towels, provide bedside lamps in each bedroom along with extension leads to nearest plug sockets, curtains / blinds that fit and close properly / fully, providing a clothes horse inside or clothes line outside, reviewing the games / toys available to the kids (whilst we appreciated these there were old batteries and dead wasps amongst the lego). On the mid-Saturday a guy who we assume was doing maintenance took a short cut through the cottages' garden to the garden next door many times - and apologised each time - why not just stop doing it? The communal bins always seemed to be overflowing even a day after they were emptied. The provision of recycling bins would probably be a good addition.

We arrived at Lakeside Lodge for my wife's 70th birthday celebration weekend.
on arrival we were very happy with the location on Patshull Estate and the house looked amazing especially the new kitchen diner extension. the welcoming pack was a lovely gesture and the house was very clean and tidy. the accommodation for our 3 families,[ 6adults 3 children and 2dogs] was ideal. However some of the sofas in the lounge were tired and shabby and the 2 easy chairs in the kitchen were damaged with broken arms. Even though we were there in the last week of October the weather was gorgeous and it would have been nice to sit on the patio. However there were no patio furniture and we were unable to open the Bifold Patio Doors as they were damaged or jammed and 2 of the opening door handles were broken/missing. Which brings me on to the so called hot tub. whenever we have stayed in a Sykes let property before this has been one of the main features/highlight of our stay. However this one was not so. We found that having to light the log oven ourselves and keep it lit all weekend became a bit of a chore and would have to question how sterile it remained after our first use as there were no chemicals left to replenish the water and disappointingly it was just a HOTTUB with no filters or water jets and therefore we did not use it thereafter. The wifi was poor and there was no mobile phone signal which proved a let down for our three young children. For all the above so called negatives we enjoyed and made the most of our weekend stay as the Estate was beautiful with great dog walks but would not stay there again for the above mentioned reasons.

A fabulous property and a lovely location overlooking a lake.
A welcome hamper was a wonderful touch and made us feel welcome. There was lots of space for all of us and we made use of the separate snug for quiet time. The lounge was a good size and the basket of blankets was a perfect addition. The kitchen was fully stocked and easy to use. We did have to search for the cutlery draw which was in the top of a draw!! Lovely having all white goods to use and a starter pack to get us going. Unfortunately the one thing that let it down was the eco hot tub. Firstly there were no matches or firelighters left for us so we had to go shopping. Also it would have been nice to have it ready to use as we had to light the fire and warm the freezing water which meant we couldnât use it until the middle of the next day. We had to keep going back every half hour to refuel. Then because no chemicals are used the water started to smell by the second day so we had to empty and refill. This meant we only had a few times in the hot tub where normally we would be in at least twice a day. There is lots of information about the area and I loved the local walls. It would have been nice to have some history about the property as we thought it may have been an old piggery. Also there is a scout camp right next door which would have been nice to know as they were very close and a bit noisy on Sunday morning while we were trying to have a lay-in. A great base to explore the local area. Lots to see and do all within 30 mins drive. Just watch out when driving on the dirt tracks as they are very bumpy!!

The property itself is beautiful, the flies in the property are something else!
! When we arrived there was 100's inside the house, and also dead flies all over where walls and floors where they'd been killed and left. Every single room in the property is beautiful, but the flies are a huge let down unfortunately, and it made a massive impact on our weekend away. The hot tub was also a huge let down, it isn't an electric hot tub, you need to keep the fire lit underneath to keep the water 'warm'. We had no logs to do this so had to get some brought to us. The hand soaps hadn't been filled around the house, we found some in the cupboard so filled them ourselves. There was a scout group staying in the field next to the Lodge and they were running around outside on their field from 6am and they woke the whole of our party up as the bedrooms back onto the field they were staying on. The dish washer doesn't work properly, so the dishes in the cupboard were dirty and then the dishes we washed in there over the weekend stayed dirty until we hand washed them all (after buying our own washing up liquid) The location is quite remote so this is worth knowing before booking as well, that wasn't a problem for us as we were drivers. Would I stay again? Absolutely if the flies were sorted, if not it is a huge no!
