Such a lovely property to spend Christmas in, this was our first ever trip away for Christmas and 11 of us stayed here (6 adults & 5 children ages 2-13 years).
We were a little anxious whether there would be enough plates, pots, cutlery, glasses etc that you need for Christmas day but they did not disappoint we never at any point though "oh we could do with more of this" we actually fed 13 on Christmas day as we had our grandparents and the table fit everyone round comfortably. The property itself is next to quite a busy main road but you do not hear much noise from the road whilst in the house (unless you have a window open) it was very warm and plenty of seating for all. The property have 2 bathrooms, 1 ensuite and a downstairs WC which was just perfect for the amount of people we had stopping. The only downside was we could hear ever noise in the house whether you were downstairs or on the top floor we could hear every movement, cough or laugh. The beds were okay but quite creaky... I do think some parts of the property require a little TLC the showers especially but saying thus everything was as clean as possible and the property smelt clean. The parking was perfect for us we had a van and x2 4X4's, you share the drive way with next door who also can fit 3 cars in the parking area. We didn't have any issues manoeuvring and getting on/off the property. The property also has a garage you can use which has a fridge in there which we didn't use but a perfect addition especially if you have a lot of people stopping with you. There is a small fridge in the kitchen itself and a bigger single standing fridge freezer in the understand cupboard. Happy with our stay and would stay again. The Spencers & Extended Family x

Weâve just got back from a lovely weeksâ stay at Matlock Views.
We were 5 adults and a 3 year old staying for most of the trip.The whole house was clean and well-equipped and we enjoyed the views and the hot tub immensely. Mum, Dad and little boy took the middle floor and Granny and Grandad and Auntie had the attic rooms. We enjoyed going to Matlock Farm Park, Bakewell, Chatsworth, Hardwick Hall, Belper, Cromford Mill and Peak Adventure at Rowsley. Our only real gripe was the quality of the bedding in our room on the top floor. The pillows were wafer thin and the duvet âcoverâ was about a foot too short for the duvet and had big holes in it! I slept in the en suite double on the last night and it was much more comfortable. We were a bit confused as to which was our âfront doorâ when we arrived and indeed a hen party barged into our accommodation on the Saturday thinking they were staying in ours! The hot tub was checked on the Tuesday and given how heavy the lid was weâd put the two patio tables behind it to help take the weight. The guy checking the chemicals unhelpfully put them both back which was weird given we had another three days to goâ¦Going forward you may also want to look at the radiator in the single bedroom where our grandson slept as it didnât come on once the whole week, nor did the extractor fan in the main bathroom.

Lovely house, well appointed, clean, comfortable and tastefully decorated.
We had an excellent holiday meeting up with another family with 4 young children between us. We took our own travel cot and high chair as these were not supplied. The children enjoyed lots of space to play and a big bath. The location is excellent for Matlock centre and only 10 mins walk to the train station (a bit longer walking back up the steep hill!) and closer for a very good park, several cafes and bars and the lovely micropub 'the news room' up the hill. We also enjoyed the hot tub! Only a few minor points which could be improved: we would have liked a cafetiere (although ample supply of instant coffee provided along with tea, a big box of biscuits, some oil, sauces and other bits and bobs of food which were very thoughtfully provided.) Not an issue in October, but pale vertical blinds in the bedrooms would be insufficient in the summer- on a previous holiday elsewhere with similar our children were awake from 4.30am! Some blackout blinds or curtains would be a valuable addition to this house. The parking area is badly pot-holed which may not be in the owner's control, but a simple warning to be aware to park very slowly and carefully would be helpful. These were all minor issues for us however and we would happily stay here again (in the winter months).

The Cottage was very comfortable and well equipped.
Beds were good and the kitchen had plenty of space and everything you need. The fridge was a little small for a group of 6. Any problems or questions were addressed by the owners including supplying us with a few bits for cokking that we forgot to bring with us. The description is accurate but I think we found that for our group of 4 adults and 2 children it didn't work so well for us. Having the en suite off the twin room used by the children left 4 adults using the main bathroom. The lounge area was also a bit small for us. It is worth considering the needs of your group before booking. The main frustration was the very poor internet. The signal dropped in and out, cutting off transactions such as paying for tickets for attractions in advance. In the end we had to stop using it and rely on our phones. I suspect this is a symptom of the remote location but if this is an important issue for you then this may not be the right lcoation for you. The cottage is quite remote and the nearest shops and conveniences are a short drive away. All in all a plesant cottage in a pleasant location. Read the description carefully and consider if the unusual layout is for you.

Our property was great for a large family group to stay in.
The bedrooms worked well and seating in the lounge and dining room was sufficient too. We did however find rubbish under a sofa, the kitchen whilst it had plenty of crockery and cutlery was difficult to cook for 11 of us. Ideally a double oven and hob would have been better and 2 frying pans rather than the 1 that was there. The TV is poorly situated making it difficult for everyone to see so we did have to move furniture. The family on the top floor found it very hot at night so maybe a fan would help. They also found the bed very noisy and uncomfortable. There was a broken toilet seat which the owner did contact us about and due to shop closures at the weekend he did come on the Monday to fix this however other toilet seats were loose too. The garden is enclosed and great for the children to get outside. There were plenty of fridges and 1 freezer. Having a washing machine and tumble dryer was useful however the tumble dryer did take an extremely long time to dry. Overall the property is a little tired but with a bit of attention it is ideal for large family groups.
