What our customers say about their holidays

First of all let me say that we had a really great time, 3 generations of 6 adults, 5 children and 3 dogs, the secure garden for the dogs, the paddock for ball games and the pool all made for a very relaxed fun time for everyone.
We loved the quirky layout and although the decor is generally very lacking with paper peeling from walls etc. in some rooms and very shabby furniture it meant that we could be relaxed about having children and dogs with us. First impressions were not too good, the building is in need of some serious repair/maintenance. The front entrance was rickety and dirty, I swept and washed the porch before the rest of the family arrived. However inside everything was clean and very well equipped apart from no scissors in the kitchen and two unusable tin openers, which provided a challenge. The sofa-bed mattress needs replacing immediately, but luckily we had sleeping bags with us so used them on top to cushion it. Otherwise all the bedrooms were very comfortable. The shower tray in the main bathroom is dangerously slippery, causing two near misses and needs some non-slip strips. The heated pool was fantastic for all the family providing hours of fun, however the steps down into the pool area are worn and slippery even when not wet so need some attention, perhaps again some non-slip strips or surface needed. All in all, I would recommend the Orchard but with the proviso to accept it for what it is and enjoy the company you are with.

Lovely property in a good location on the main A28 - so easy to get out and about.
Despite the busy road, it was quiet on the inside of the house. The swimming pool was a big plus - especially given the poor winter weather. However, it is a shame the Hot tub was not functioning (disconnected by the owner due to previous abuses) and likewise, the poolside shower was also disconnected (due to similar abuses in the past). The kithen utilities all worked well though, so it was possible to cook lots of yummy dishes using the excellent Sussex produce. The rooms were a very good size and the beds were very comfortable. There was some difficulty with one of the showers which we have alerted the owner about, but everything else worked well. The owner was very helpful and responsive about (very minor) issues encountered with some of the fittings. The only other (niggling) point was the lack of towels. Not a major problem but just had to remember to bring our own - which was unsual. All in all, a very pleasant stay in a very pleasant part of the country. Thank you Steve.

What a lovely place to stay, very clean spacious, and modern.
The owner left us a bottle of red and a couple of ice cold beers in the fridge, great, after a long drive down. You do need a good torch , as we found out on the first night making our way back to the apartment . We found 2 in the broom cupboard the next day. Plenty of clothes hanging space ,with supplied hangers. We had our own parking space, which is great as parking can be very difficult our friends told us. Wonderful place to stay. I would stay here again. My one and only grouse, some of the floorboards creaked quite loudly, and as we are quiet people ,i felt sorry for the people downstairs, as our apartment was on the first floor. Thanks to Geoff the owner for a great place to stay.

We had a great break at the apartment .
Enjoyed the bird life outside by the river, plus the binoculars were very handy . Itâs a very well appointed property and minutes from lovely Rye centre , which was great. We also appreciated the fan as it was rather warm. Excellent communication with owner and overall very clear instructions. Couple of points, could you consider a non slip mat in the bath , plus moving the grab rail nearer to the shower. We also wondered about moving the toaster away from the cabinets to the counter top to avoid anything nasty happening . We had a marvellous time and looking forward to returning for another stay. Thank you

We had a fantastic stay, the apartment was clean and could not fault anything in it.
A bottle of wine and some beers were waiting for us from the owner. Our weather was glorious and Rye was a short walk away. We will definitely recommend the property to our friends and family. Rye Harbour nature reserve is recommended for a variety of birds and we saw from our window red shank, curlew, oyster catcher, little egret, avocet and two gull varieties plus several boats when the tide was in. Plenty to visit within a radius of thirty miles. Oxney organic vineyard,Battle Abbey and battlefield, Romney Hythe and Dymchurch railway and Dover Castle were our highlights.
