This was a beautiful warm large comfy house .
Great for large groups with the bar, games and space and we did on the whole have lots of fun . The owner was lovely and contactable (but only after paying full amount ) and whilst in the property. However , I cannot say the same for Sykes who did not return any of my calls or emails when I had pre- concerns about the configurations of the rooms. I would have changed to a larger house if I could have but they would not reply or help until it was too late ! ( I add I tried from August until November) We had 12 couples and I needed 12 doubles . 1 of the rooms was a childâs room ( off the family double) sharing a bathroom and not big enough for adults so 2 of my guests had to sleep on sofas which marred the experience a little. The hot tub did not work and we had to borrow extra cutlery from the adjoining garden center but these are minor things and I would certainly return if they were rectified ( although not with 12 couples and not through Sykes ) sykes, if you are reading this please check your complaints emails , WhatsAppâs and telephone chats as well. One man I eventually spoke to did promise verbally to look into my concerns and reply to me before I paid the balance but he never did . I did eventually get 1 email ( once it was too late to cancel ) stating that there were 13 doubles and no one would have to share but this information was in correct . A reply would at least be curtious .

The house was brilliant for a large multi-generational family- huge, comfortable with plenty of room and lots to entertain everyone.
BUT the Wifi let it down badly and is a deal breaker for returning next year. My elderly mother spends most of her time on the internet so ruined the holiday for her, my cousin had an extremely important meeting on Zoom and my partner was trying to register his Taekwondo pupils for a competition which was time sensitive. The only usable wifi hotspot was in the hall (next to the router) as the remote hotspots in the rooms repeatedly went down (even if standing under them). The owner wasn't interested. He said had a cheap contract and they couldnât come out till Thursday (we were leaving Friday 10am!). And guess what? They didnât turn up on Thursday! Come on this is 2022 and âthe wifi is patchyâ because a rural area is no longer an excuse. Sykes did their best though, and a door with faulty hinge was sorted straight away. For the benefit of future users of this property, bring some large saucepans, a decent frying pan and a colander if you are catering for a lot of people. It was complicated using multiple small pans. Also no baking trays or ceramic lasagne-style dishes. Plenty of cutlery and crockery though. A dustpan and brush would have been useful, and a sign on the front door to show people the house was privately rented. That said, the property itself couldn't be faulted, huge, plenty of room and great fun to be in.

The house is an amazing place and the decor is very well designed, the hot tub, poolroom bar, snooker and sauna all make the experience wonderful.
The rooms are very well furnished with pleasant surprise such as Bluetooth mirrors in the bathrooms and powerful showers. The two main rooms are well laid out with the front lounge having no tv which is ideal for a moment of quiet or a place to chat. The Tv room with Netflix and video on `tap` for the children and with the log burner is super for family with the open plan kitchen and access to the hot tub and garden through the french doors. Ulverston is a small market town with lots of things to see and do the most popular being the Laurel and Hardy museum, there are lots of restaurants and pubs for meals and the town is a pleasant place for a stroll around.A house with a bar was not what we expected but this was very handy with eleven adults and nine children all wanting drinks at different times of the day. The facilities of the house are many and varied but there are two of everything that is in a standard kitchen, dishwasher, oven, conduction hobs, oven and more cutlery, crockery and glassware than it is possible to use. We would have no hesitation in returning to Ellies Lodge, it is a wonderful place and we came away relaxed and with lots of happy memories.

Our party of 24 was very comfortably accommodated and we found the facilities excellent.
I have slightly downrated the accuracy of the listing only because the directions for finding the "cottage" are not very helpful. I suggest you replace them as follows "From the M6, take the A590, which bypasses Ulverston as a dual carriageway. After the traffic lights at the end of the dual section, continue on the A590 for about 150 yards, turn right into Pennington Lane and then go straight ahead into the Hill Foot Garden Centre. Ellie's Lodge will be on your left". I also marked down the cleanliness slightly because the kitchen floor was very sticky and we had to mop it seveal times. It is quite understandable that in a property with so many bathrooms toilet items are not provided, but it would be useful for guests to be told of this in advance. On a positive note, we were most impressed that when we pointed out that despite the large supply of glasses there were no flutes for champagne they were very promptly provided. I hope you will take these remarks as constructive criticisms.. Overall we could not have made a better choice for our family reunion.

We stayed at 8 Woodlands.
There was space for one car towards the front of the lodge due to leaving space for the lodge to the back of 8 Woodlands. Enough space though so all was ok. The lodge had everything in terms of cutlery, plates, pans, trays and bin bags. Was a very nice touch to have some coffee, tea and milk sachets on arrival along with washing up liquid, tea towel and toilet roll. Plenty of towels were provided for our weeks stay. We were impressed with the lodge itself and the grounds. Close to the lake for a morning stroll with the dog which was just over the main road at the bottom. Everything else was a driveable distance, 15 mins to Coniston, 30 mins to Bowness or Ambleside. The only downfall was the main bed. One side dipped making it uncomfortable to the point of feeling you were to fall out of bed when turning over. Wasn't great for the back really however I survived and made do. All in all loved our holiday and would stay again but a different lodge due to the bed
