    Not really as advertised.

    pub one minute away - closed for renovations. there is no river walk of 5 mins to pub in next village. you can access a small part of the river, then becomes private land/allotments. to walk further you have to walk along a narrow, busy, road with no path. unsuitable for dogs or children. "enclosed garden" (in one listing) or "enclosed patio" in another, with beautiful views is actually a tiny scruffy paved area with a view of the car park and a neighbour's garage. not suitable for a dog and you wouldnt choose to sit out there. views to the front are of cars and the main road in. you can see the small grassy area and river to the side. and there is no fishing (advertised on one site as available). would not recommend it to dog owners. inside is open plan and very small. might be ok for tiny dog but they would want to run up and down stairs (which our dog is not allowed to do at home). the way the rules are written are not particularly friendly either. i expected an enclosed area where our dog could run around in the morning and then we could have a pleasant river walk to get food in the evening. absolutely not. after a 7 hour drive we arrived in the evening unable to let the dog run round, no local pub. next pub fully booked (it would be nice if it said on website the The Manor House at Oxen Bridge needs booking. we did late, twice, and it was absolutely lovely meal with friendly staff). next nearest pubs were either closed or no food on at the weekend. forced to eat chips in a car park. i nearly cried. awful start. however, the Lake District itself was beautiful. We only used the cottage to sleep in . neighbours were very nice and helpful. just felt sorry for our dog. i will note in future, just because a cottage accepts dogs it does not mean it is "dog friendly"

    We have stayed at Graythwaite on a number of occasions and this is the first time that we have been disappointed by the quality of the accommodation.

    This predominantly relates to cleanliness and the poor state of the fabric of the building and the furnishings. The kitchen hadn't been cleaned properly especially the tiles around the cooker and the place mats hadn't been cleaned and had debris from the previous tenant. The loos both needed to be flushed several times to make them function properly. I would respectfully suggest that the loos need replacing. There was a lot of condensation on the windows every morning (not observed in other cottages) and it was disappointing to find dehumidifier boxes on the window sills. The windows urgently need painting on the outside and in some cases can't be opened and closed properly. There were coffee stains on the bedside tables in the main bedroom. In fact the furniture needs painting. The sofas both looked as if they needed a good steam clean or replacing. Finally there was a set of scales with no tray on it, so not functional and only 2 large mugs instead of 4 It may be helpful for you to know that it's really difficult to open the front door with the key from the key safe These may seem small things but we paid a lot of money to stay in the cottage. When we first stayed at Graythwaite about 6 years ago it was clear that a great deal off love and attention had been given to the cottages to ensure that they provided the best possible experience and that is what has brought us back on several occasions Crabtree is tired and in need of love and attention

    Also stained carpet in en-suite, which seems extremely unhygienic Cottage damp with water ingress in several places and generally tired and in need of upgrading Shop has very limited opening hours, advance notice of which would have been helpful due to extremely remote location Water coming out of taps is brown. We understand this is a local normality but where we are from signals the sign of a serious problem so a sign to say is safe to drink etc wouldn’t go amiss. Pool was freezing, thick green mould on walls and grubby, with no hand soap. Advised was kept at 30 degrees and that no one else had complained but kids love swimming / don’t mind a cooler pool and they were shivering and wouldn’t use it. Admin took no responsibility or offered any compensation for any of our complaints. Offered for housekeeping to come in on the 3rd day but we declined as they would have had to have been in all day to rectify the many issues and we were leaving 2 days later so didn’t seem worth the upheaval. Also scoffed when we questioned the colour of the water, which seemed less than professional. Overall not worth the money and would not recommend. Far nicer places to stay with better, cleaner facilities and nearer to tourist attractions.

    Pleasant cottage located in a courtyard amongst other holiday cottages.

    Bit of a squeeze for four adults but otherwise comfortable. Decor a little bit tired. The cottage was lovely and warm. It was clean but there were some areas lacking attention to detail eg kitchen table needed a good clean. Double bed was comfortable. Fab showers, hot and powerful. Nice welcome pack with tea and coffee and a bottle of beer. The swimming pool is small but a bonus and you can book 45 mins private session. The thing I would say about the pool is that it is key code entry with the code on the front door. Inside there are no locks on toilet door and no door on changing areas??? Outdoor furniture in very poor condition, very weathered. Tired looking and unwelcoming. Unusable really. WiFi was ok but note there is no telephone signal. This was a problem for us as our car broke down whilst we were there and we were unable to phone breakdown services. There is a coin operated telephone box. Shop was hardly open whilst we were there. But you can organise Tesco (or other) delivery. Dog walks straight from back door a positive and the surrounding area is lovely. We would recommend and we have rebooked for next year and will be taking a bag of coins with us ;-)

    Yes - we booked the holiday last minute and unfortunately didn't receive the email with the digit code for the key safe.

    On arrival I was made aware I needed this and the number that was recorded wasn't answered. I had no signal to be able to receive emails - I'd been cycling for 41 miles and was tired and dirty and unable to gain access to the property. This was exacerbated by there not being anyone to speak to who could help. I could only get WiFi in the reception room and had to sit in there - make contact with people at home and they had to access the help line which was open until 8pm. The helpline were helpful and y mum was able to get the key code number which meant I could access the property. This situation could have been much worse and I had made plans to move to a nearby hotel for the night but which would have been at an additional cost. We were also not made aware that the gym facilities were at an additional cost and the pool was closed for a whole day for cleaning. Once into the property I was pleased with it. The TV was very temperamental and requires some attention.
