Some of the mattresses are very old and dirty.
They have clean mattress protectors on but, when stripping the beds at the end, the protectors came away too revealing very old mattresses. I didn't check all of them just the two I stripped. In May a review mentioned the stained settee. The owners answer was to cover up with what looked like quilted throws off the beds. They didn't fit well and were constantly slipping off the settee. The coffee table in the lounge which was originally black had chips of white all over it so it never looked clean. The vacuum cleaner didn't pick anything up. When I checked the brushes they were completely clogged with dirt, hair and fluff. It would have been a long job to breathe life back into it. I only hope the cleaners were using their own equipment.The owner needs to check that equipment is in a usable state. The wash basins in the bathrooms were very small and, with a glass shelf above, impossible to get your face over. I think the three star rating should really be 2 star. My family all agreed it felt like student digs. On the plus side the location is excellent. There was plenty of space for the 6 young children to run around. The kitchen was well equipped for a large group. You get parking for 2 cars for the week for free and extra parking permits are available for £5 for each 24hrs from the owner but you are not guaranteed a parking spot especially at the weekends. However, Sainsbury's is a 10 minute walk away and my son parked there for the week for £21. Finally be aware that because of Covid you can't get in the property until 5pm and you have to vacate at 9am. The cleaners arrived at 9.02am. These were not the times I was given when I made the booking earlier and it was quite a rush to get 9 adults and 6 children breakfasted, packed, beds stripped etc. and out by 9am on leaving day.

Bodney Lodge was a truly lovely place in which to have a big multi-generational family holiday. The overall setting, architecture and landscape of the Lodge, games barn and garden was outstanding, as was the kind and efficient help from the team running the house. It was also a real privilege to be able to use the beautiful grounds of the house as well. The quality of everything in the house was absolutely first class but actually we did feel that it fell short in a couple of significant areas. There were no mirrors in any of the guest bedrooms (mirrors were in the bathrooms but those obviously didnât work, for example for hair drying, as there were no sockets in the bathrooms) so we ended up bringing some of our own as some of our party arrived on day 2. Also, the capacity of the drawers in the bedrooms was on the small side; ok for a few smaller garments but not great for larger chaps wanting to unpack all their clothes. (The wardrobes were very good for hanging garments) The kitchen was generally very well equipped, but for example, there was only one medium sized tea pot, strange for a party of 10-12, when taking some breakfast teas to the stable rooms meant removing the only teapot from the main house. The main open plan kitchen area did also have a considerable fly problem, which meant cooking in the kitchen became rather harassing as the week progressed. All our party are country dwellers (indeed one of them a farmer himself) but the flies did seem to be more troublesome than we might have expected. Apologies if these features seem critical; we did love our week at the Lodge overall but perhaps felt that with a couple of little amendments everything would have been absolutely perfect.

The house was ample size for our party of seven, however there were quite a few things needing some tlc.
Broken chairs and lamps, shower doors loose, pans that have seen better days etc. We also felt that it wasnât as clean as it could be under the surface. There is a lot of clutter and personal items scattered around especially in the kitchen. It needs a really good sort out to make the space more neutral for guests rather than feeling like you are borrowing someoneâs living space. I wouldnât expect to find a cupboard full of food, for example or a very unorganised kitchen drawer full of odds and ends. Saying that we made good use of the appliances, the huge dining table and the laundry room. There was plenty of room for everyone to have their own space and the location is ideal for the beach and shops (only 5 mins away). We didnât use the garden as we felt it was too untidy to really enjoy it. The place just needs a bit of stripping back and updating and it will be ideal for large groups to enjoy lovely Cromer. Having private parking is a bonus! We took advantage of the short drive to sheringham and North Norfolk railway and would recommend a trip to Bewilderwood for children! Amazing place! Also recommend Bucket List for loaded fries only a few mins from the property and also enjoyed a few drinks in Gangway. Another small gripe was that the owner came to start cleaning the house before our check out time and when she realised we were still inside, sat waiting outside the door making us feel rushed. Otherwise, with some small improvements this property is ideal for multi generational families to use as a base for a typical British seaside holiday!

Several months after booking this property we were advised that there was building work in the woods behind the house.
Sykes assured us that this would not impact negatively on our stay. In actual fact the building is being constructed adjoining the house which did impact our enjoyment of the location quite considerably. Builders started work with their hammer/nail guns at 7.20 am. Vans were constantly in and out throughout the day. Voices could be heard from within High House. Builders were directly outside some of bathroom and bedroom windows. Parking for guests is limited to three cars. Some bedrooms only have a roof light which is not as advertised. The cooker was very dirty and the overhead lights for the cooker which is located in a dark recess were not working. I was told just before our holiday was due to commence that there was CCTV camera in the drive. This camera is in fact positioned in a tree directly pointing at the hot tub which I feel is quite an invasion of privacy. While the house is very nice I would not recommend anyone to book a holiday while this building work is ongoing. I have been unable to get any response from Sykes on these issues despite contacting them three times so I would not recommend Sykes either.
