    Where to start, based on previous reviews for this property i am surprised to be leaving this feedback.

    It does appear that most of the issues experienced are probably outwith the owners direct control and most likely lie with 3rd party contractors (cleaners, hot tub maintenance & holiday park), however all issues stated below did affect out experience and the lack of communication and feedback from either the owner or Sykes has frankly been shocking. Firstly the overall cleanliness was very poor. The Hot tub water did not look like it had been changed since the previous guests, dishes were dirty, there was dust and cobwebs in a number of places and the bedsheets were already covered in dog hair on arrival. Its seems the only housekeeping that had been done since the previous guest was to replace the bedsheets and towels. On Friday the hot tub was accidentally drained by the hot tub maintenance company and left like this until 3pm. This ruined the one day of the week we had intended to spend at the caravan all day. To top this off it also became apparent that there was no water, not even one drop. On speaking to people from the park we were informed this is common on a change over day (so Friday and Monday) as water is supplied from a bore hole and due to the number of hot tubs on site there is not enough water to go around. As such we were forced to go out for the day. However what makes this worse was the lack of feedback and communication from either the owner of Skyes, it was impossible to get hold of either. After a number of hours trying to get hold of someone to sort this issue either by phone, messages or email i gave up and went out. Upon return at 3pm the owner was filling the hot tub again. The owner did state that would reimburse us for that days stay and an email would follow, no email has since been recieved. Sykes did eventually get in contact via phone 30 hours afterwards and compensation was discussed, however again no further feedback has since been recieved and no compensation given. The "restaurant" on site is extremely poor. If your lucky you will get a drink (after a 30 minute wait) but expect the food to be limited to a burger and chips only. The restaurant was also extremely filthy and staff miserable. I would say that the over all location is reasonable and the caravan does have a good range of facilities. These is sky, a smart TV and a number of other usefully items. The owners did leave a nice welcome pack with prosecco and some goodies which was nice. Its just unfortunate that everything else did not reflect the same high standard else this review would have been very different. I would not recommended ever booking through Skyes as they are impossible to get hold of. I would recommended avoiding this park if you plan on staying over change over days as you will have no water all day with no prior warning!

    We holidayed at Harbottle Lodge for two weeks from 6 July 2022.

    I’ve given it 2 stars because the shower was excellent and the bed was comfortable. Unfortunately, apart from that, the standard of this property was very low: When we arrived we could get no hot water from the taps, only from the shower. We phoned the owner about this and found out that the hot tap had to be turned on full, splashing everything around the sink including us and eventually hot water would appear but you couldn’t turn down the volume or it went cold again. The owner arranged for a plumber to call and he fiddled with the very ancient boiler but the problem didn’t improve. There was very little storage space for clothes and we had to bring a lot because we were staying for 2 weeks and we knew there was no washing machine and previous reviews had stated that the on-site laundry was not very effective. There was no wardrobe but just a short rail in the hall above all the cleaning materials and bucket and all the drawers on one of the bedside tables stuck and were unusable. The settee was uncomfortable and gave us both back-ache, although we shifted cushions around many times in an attempt to improve it. However, the bed was very comfortable. We had to open the windows because we had some hot weather but they’re such a peculiar design that the slightest breeze made them move about or slam shut. Their frames were also very dirty and bits of dirt and cobwebs fell from them. The carpets were very stained and were sticky to the touch, especially the rug in the main room. The bathroom was fine apart from the lack of hot water from the taps and a heated towel rack would have been nice. However, the shower was excellent. The photos give the impression of a light and airy interior. This was not the case; it was gloomy and we needed a light on all the time. I’ve seen a response from the owner to a review in June, where the owner stated that they had resolved the hot water, cleaning and carpet problems but this was not the case when we arrived on 6 July. We did not phone them about the issues we had, apart from the hot water issue, because there was nothing they could have done about the furniture, the cleaning or the lack of storage space for our clothes. We’ve stayed in many self-catering cottages and I’ve never given a bad review before. I suppose the cheap price of the property should have made us wary when we booked it but even so, we were very disappointed. However cheap, we expected a certain level of comfort, cleanliness and facilities.

    We had a pleasant stay for a few days .

    It is a very nice area with plenty of places nearby to visit and the park is small and quiet. The welcome gifts of prosecco , chocolate and crisps were much appreciated, a nice touch . Unfortunately I was quite unwell so we had to stay onsite longer than anticipated each day .We did have a few issues but we contacted the owner Chris and they were dealt with quickly and efficiently. eg a broken shower and chipped crockery and no kitchen bin was provided and also struggled to initially find the place ( the directions on Sykes site are less than useless ) but Chris kindly talked through directions for us so we got there ok in end . Just as a side note I think the property could benefit from maybe a teapot , some egg cups and more ovenware, not essential but would be useful . The utensils could be checked as well as there was a melted spatula . However the site itself had issues. The little shop/ tavern on the site did not open at all from the day we arrived and had a sign saying it would re open the day we left ( dues to unforseen circumstances ) . The electricity was off from 9am until 5pm one of the days due to electricity works nearby but we had no prior notice of this happening . Again the following morning for another 2 hours . Just small things but all add up when a person has paid good money for a holiday . I wouldn't want this to be perceived as a "bad" review just informative . It is certainly an accessible place to visit all the surrounding attractions of which there are many . Also as previous mentioned the caravan owner was very obliging the instant we had requests.

    What a beautiful wee holiday cabin!

    We had a fabulous time, staying at Harbottle Lodge for three nights. Our daughter Beatrice says it is the best holiday she has been on so far. The cabin is very comfortable, cosy, and easily sleeps 3. The kitchen looks brand new and had everything we needed. Great shower! Nice little patio furniture set out the front. You wouldn’t even know there were other cabins nearby, it is such a quiet location. There’s a laundrette behind the cabin if needed, although we didn’t go to find it. And a small play area for the kids. There’s also a bigger play ground in the village, which our daughter loved. There is a lovely little farm shop down the road, which stocks cheese, meat and a few other provisions. They also serve tea and coffee. We would also recommend The Running Fox tearoom in the village - superb breakfast! (book ahead, though). Mrs Gabb, the owner of the cabin, was excellent and we spoke on the phone ahead of arrival. We knew all we needed to know in advance of staying. I could sit here all day and write this review. Honestly, give the place a try. It’s 10/10 from us. Thank you. Definitely coming back!

    Very good property - with everything thought about and considered.

    First shower we had encountered on holiday which was safe enough for my elderly mother to use without assistance with easy taps and a non slippy floor, and doors which are easily operated. Variety of pans and cooking utensils - we cooked happily in the knowledge that everything was there. Minor point - the kitchen taps were a bit stiff! Sofa bed 'not suitable for adults' apparently - so I did not use it..not sure why. There is a green bin so I put recycling in there and had to ask about other waste. It transpires that it all goes in the green bin! - a note to this effect might be useful. There is a local mini spa which might worth advertising Both local pubs had excellent and well priced food. Gem of a local village store as well. Longframlington was an ace 'shot in the dark' for us looking for somewhere well positioned for things to do. I feel the property could be 'pushed' a bit more in terms of singing its location praises - as well as its own facilities.
