The location is brilliant and the kitchen fantastically equipped.
The twin beds, especially, were really comfy. But there was quite a few issues with our stay, which would have been more acceptable if the property had been priced lower, but for the money we paid we were disappointed. We did contact the owners a couple of time to help resolve issues, and they responded in a timely fashion, but it didnât resolve the internet issue: -upstairs toilet incredibly loud with a prelonged flush- meant we didnât flush it at night so didnât wake the baby and kids but but the morning with no ventilation and upto 6 uses is stunk! -only 4 toilet rolls provided- we ran out on the last morning. On leaving we mentioned this to a member of staff who quite rudely told us itâs self catered accommodation so there are 4 complimentary rolls. I understand the sentiment, but having stayed at a number of holiday homes, basic amenities like this, at a home of this cost, are a basic expectation. Just put a few extra in a cupboard? - internet doesnât work. The network âHaddonâ that the users said we should use, on response to us contacting them, appears at odd moments fleetingly then disappears. There are 2 other internet options available that appear (MikroTik-6A13CC) which I imagine are the boosters? Have no internet access once you connect. We were unable to use the internet during our stay. - insufficient towels for the whole party. No towels in one of the twin rooms so the children had to share our bath towels. - kitchen table had a table cloth on which got grubby after the first day (we were eating all our meals at the house with 3 children) so we removed it and the table underneath was sticky- we cleaned it several times but couldnât get it to a acceptable state. Itâs a beautiful table but need some TLC to sort the stickiness. -lights all flickered, on the Sunday evening it was so bad in the kitchen we could barely see to cook! Again contacted the owners as concerned it was linked to the rain and there was a fault. They reassured us it wasnât. If this info had been included, in a welcome pack, for example we would have considered it and interesting quirk! - living room is a little uninviting, some shelves or a few pictures on the wall would really soften it. - piles of dog poo in the grass out the back. Difficult for owners to monitor this during stays but wanted to make you aware. On another note just to make the owners aware during the heavy rainfall on Sunday the walls at the back of the house, upstairs and down became visibly damp and damp to touch.

I arrived on the monday and found the cottage after asking a local(the lane bankside wasn,t opp the farmyard inn but to the right about on 30yards from the end of the inn car park)and not sign posted.
To get to the cottage was down a steep lane ,path,cobbled,we passed lots of lovely cottages getting to riverside.the cottage was very nice.furniture for us was a bit dull but pleasant.plenty of hot water,and heating if you needed it on.the views from the bed rooms was brill,looking over the little river and valley.the garden was very nice ,wild flowers all over,a nice table and chairs on the front patio,steps going down to the garden.we went down to the river and crossed over a little bridge and walked for miles along the river untill it petered out,we saw all sorts of ducks,trout ,loads of different birds.we even got chased by a herd of mad cows.the village is realy lovely loads of cottages,nooks and craneys.three pubs,a few shops, a butchers.if your eating out i think you can,t go wrong with the farmyard inn,the food is very good and not to pricey ,a good selection,we ate twice there and we recommend booking before you go.every one we met in the village were very friendly and helpfull.if you fancey fish and chips,the george at the end of the village do a fantastic take away(big cod),but i would drive along to the george as its a fair walk by the time you walk up from the cottage(your legs feel there giving up)and a good walk along the main street to the george.yes we would stay there again the location was perfect,.the only draw back was there wasn,t any toilet rolls,(we forgot to bring some) but we left some for next guest.theres no freezer and no ice box in fridge so don,t bring any frozen food unless your eating it the day you arrive

V lovely couple who run the farm.
They are obviously working very hard on their farm. However, they weren't very happy with me contacting them as regularly as I needed to for help with the problems we had. The farm smell was overwhelming as we're very close to the cow sheds. We needed help immediately because if the wind blows the wrong way the smell of the sess pit comes into the bathrooms. 1 table cloth made eating at the table difficult for 4 days as it couldn't be wiped down. The actual table is incredibly sticky, needs sanding and re varnishing. I asked for some spare table cloths and got 1 extra, so I ended up washing them and eventually went and bought my own. One of the farm dogs paid visits to our back door and barked at our dog, driving her crazy inside the cottage. Another night, she also barked at us outside, off lead. This meant I called the owners again and was reminded they get up early to milk and we'd awaken them. A different farm dog poo'd right outside our front door. One of the chairs at the dining table collapsed with me on it. I fell onto the floor and called asking for new chairs. I was simply asked if I could wait until morning. No one asked if I was OK. 2 chairs were dropped outside in the morning. I don't think that's ok. I don't think you work closely with the owners to resolve issues do you? Most of these issues are already published... some of these issues can just be resolved. It is a shame because they seem super nice, have a beautiful spot to share with guests and have a gorgeous working farm.

The cottage is traditional in style and is lovely and quaint, however, is in need of TLC and could do with a washing machine and new mattresses.
There was a damp smell in the cottage and on the bedding which was unfortunate and the toilet completely blocked on day two. Perfect size for a couple, but a tad too small for a family of four and a dog. The cottage is within a lovely village with three pubs and a few shops. Perfect for us. Beautifully situated within a short walking distance of the river with nice walks. It is, however, on a very steep bank so if mobility is an issue, this is not the cottage for you. Bakewell and Matlock are close by and are lovely for spending a few hours there seeing the sights and visiting the shops and river. The garden is massive, however, not secure as the gate (which is shared access with other cottages) does not lock (broken) and dogs/small children could easily escape. The very bottom of the garden leads straight onto the roof of someoneâs shed on which the roof has partially collapsed. Not entirely safe for animals and young kids. It is a shame that the lower part of the garden is not maintained as it could be absolutely beautiful if a little care was given to it. Communication with the owner was good before and during our stay and they can offer tips and advice on places to go and see and walks to take part in. They can email local walks, but we did find a laminated pack in the cottage with lots of suggestions on. All in all, we had a nice weekend break and would give 3/5 stars.

First of all they need new cleaners!
We left the property cleaner than when we entered! The cooker hood hadnt been cleaned for weeks. (We didnt clean that, though). The log burner was full of ash and burnt logs. The cooker shelves were dirty as were flat pan trays and frying pan. We moved a settee to give us more room to get round the table and obviously they hadn't hoovered underneath. It was clean and tidy when walking in but had clearly not been bottomed! We hasd an enjoyable stay although the beds weren't very comfy. Thanks goes to the caretaker who decorated it for christmas. Lack of doormat by the back door (we had to use our towels), sparse utensils (no potato peeler for one). No spare bin bags etc. Not clear enough what the recycling bins were used for. The shower head just trickled water out so we had to take it apart and clean it ourselves! There was absolutely no additions which we have always found when staying in holiday lets. You have to mentally consider whats in your cupboards at home and take with you! No salt and pepper for one and anything else you would use when cooking a meal! The cottage is situated in a very quaint village with plenty of walks and pubs not too far away. We enjoyed our stay but didn't enjoy the cleaning or having to travel into Bakewell to buy the additions!
