The Larches is undoubtedly a property with a unique charm and bags of character in a stunning location.
However its a real shame that we canât publish the photos as part of this review, as this property was extremely unclean and unhygenic. Blood stained bedding, torn mattresses and pillowcases, rusting kitchen utensils, dirt on floors and the bedding hadnât been changed from the previous guests who departed the morning of our arrival. We spent the first 2 days washing and drying the bedding and had to buy new baking trays and a frying pan from the Tesco supermarket. One of the bedrooms we didnât even use because there was dried blood stained into the mattress itself. The property is nothing like the photos on the Sykes website, all of the upholstery is tired, grubby, worn and run down. Weâve complained to Sykes who say they canât help us despite confirming that the photos we have submitted show the property is clearly unclean and has obvious issues (the owner apparently doesnât think that blood stains and bodily fluid stains on mattresses are a hygiene/cleanliness issue). The property has a small guest book, I note that cleanliness was mentioned several times and that several pages have been ripped out so clearly feedback isnât taken particularly well with regards to this property. A real shame as the location is stunning and the property has bags of character, quite simply it just hasnât been looked after and needs a thorough deep clean and restoration work throughout. I paid £914 for 4 nights and I can honestly say I feel genuinely wronged about the experience, this was a special trip for us and the state/hygiene of the property impacted our ability to enjoy our time there. After seeing the photos, Sykes informed us we should receive a refund and that the owner had agreed to this - but then Sykes messaged us again a few days later saying there has been an error and no refund has been agreed ? Very strange and confusing, our experience with Sykes has been staggeringly poor. I reluctantly write this review as I had hoped our feedback and complaint submitted to the owner via Sykes would be dealt with seriously and the owner recognise that our photographs and account constitute a breach of section 8.1 of the hire agreement, sadly the owner has failed to recognise this. I can only suggest that anyone considering coming here gets an assurance prior to booking this accommodation that it has had all bedding updated and replaced and a deep clean given throughout. We are in the process of escalating further - if the owner would like to reach out to us directly to amicably discuss the condition of the property and our stay, we would be happy to have this discussion.

We loved the location of this little house.
From kingusse we visited Inverness and Loch Ness. We had two days out walking up the Caingorms at Aveimore which was so pretty covered in snow. Unfortunately , the fenicular mountain railway is shut until at least summer, so we didn't get to ride it but that just meant more walking. We canoed on Loch Morlich where there is a fab beach and water sport facilities with the stunning backdrop of the mountains. We visited Tomatin distillery and had a tour. We visited kingusse wildlife park which was interesting but expensive we felt. Impressed that they have the only polar bear cub to be born in the UK in 25 yrs, and they have a great compound there. My husband and myself were fine with the house and would stay again or recommend it, however our 20 yr old daughter found the heating of water a trial. There are storage heaters overnight which we all felt kept the house warm just right in the day. But there was meant to be a tank full of hot water in the mornings, which was lukewarm and we had to keep putting the booster time switch on for a bit, to ensure one of us never ended up short of hot. It just took more time to get ready and out in mornings. In the evenings you could make a fire and the back boiler would boost the hot water but we only had the first three nights chilly enough for needing the fire, as in the last week of April we had great, sunny warm weather. For our first visit to Scotland we were pleased with the house, the area and all of the places we went. We will return, and if we wanted to visit more in this area would use Aultmore house again. In Newtonmore up the road, we had a lovely meal in a little restaurant called the letterbox, which we would recommend but book ahead.

Garden was excellent my dog loved it.
The kids 3 kids all had a great time they loved the garden the space and the toys left for them to play with especially the little kitchen. There are a few maintenance issues that require attention the plugs in sinks are all faulty and don't come out the chain is missing of the bath plug which is equally hard to come out. The broken spindle on the stairs is a hazard for the young children going up and down stairs. The sofas and bed downstairs are all too low and not suitable for older members of group who couldn't get up and down from them the sofas are due to age and wear but the downstairs bed is a very low type which doesn't make it ideal as it is perfect for people stating in groups to locate those who can't use the stairs. The kitchen was very well equipped had everything we could possibly need and more. However again first impressions was the loose door falling off on the most used cupboard for the plates and bowls etc. We were very unlucky with the weather however it did not ruin our stay and the house property was very good overall the lack of a TV expect the small one in living room was good for encouraging the family to sit around the large dining table and in the conservatory which is where we spent most of our time in the house with the double sided fire keeping everyone warm and relaxing to watch. The location is quiet and away from main roads to really relax but yet only a five minute drive from a kingussie coop if odds and ends needed and ideally placed to explore Aviemore and the surrounding area. We would definetly consider staying again and looking at other sykes cottages properties

I had some reservations about this letting because of its location in Kingussie but overall it was a very enjoyable experience.
All our previous stays over the years (decades?) have been out of town, but the Pandemic has seen the prices of those ramped up to ridiculous levels. The house was spotlessly clean, comfortable and warm enough (mid October). The kitchen was well equipped and very user friendly. The shower was a bit of a problem to the one member of our party who had a lot of hair: geography demanding a limited 'spray'. Towels, were grand, beds comfortable and duvets etc good quality and comfy. The fire required a degree of skill beyond mine to avoid the costly error of constant feeding with expensive logs. That is MY problem rather than the house's! The only drawback, really, was the parking which is not quite as described. Parking in the street in front of the house is not advisable and it was necessary to watch out for the odd lay by space across the road. For this one is in competition with the long term residents! This is, of course, by no means a deal breaker and, I gather, Kingussie in the season is not a great place for parking at the best. I seem to have given this more attention than it probably merits but for some, it MIGHT be an issue. Would I go back? certainly. Was it good value for money? certainly, Is it a good advert for Sykes? Certainly. Oh, and communication with the owners before arrival was easy, friendly and helpful. Thank you for (another) great week in Speyside.

Really loved your cosy cottage and the surrounding area was simply outstanding.
Air was clean and fresh and the garden was very peaceful. Fabulous views from every room towards the Cairngorm Mountains. The cottage had a very homely feel, really loved the Aga in the kitchen and the open fireplace in the lounge made the evenings very relaxing. It was great to have Sky tv in all the main rooms and the wi-fi worked very well. We didn't need a thing in terms of cooking equipment, bedding or towels. House is very close to Loch Insh where we enjoyed all the water sports on offer and we spent a fascinating day at the Highland Folk Museum just up the road past Kingussie. Aviemore is a great little town with a good range of shops, restaurants and supermarkets. We enjoyed a ride on the Strathspey steam train which departs from Aviemore Station thrice daily for a return trip to Broomhill. The farm shop at Rothiemurchus was also outstanding and we hired bikes for a wander up the mountains nearby. Thoroughly enjoyed our stay. Thankyou very much for the time we spent at Baldow Cottage. We'd certainly love to return, already thinking about dates for next summer....
