The cottage was in a lovely spot, with good views from outside.
If the owners would just prune the big Bush down outside the lounge window then you would have a better view. Whilst the property, on first glimpse, seemed clean enough, on closer inspection the cleaning left a lot to be desired. We unfortunately had to move beds and cupboards to get at sockets and find a working extension lead. Whoever cleans these properties clearly never cleans under or behind the beds as the amount of dust and cobwebs and dead bugs was disgusting. This was all bedrooms and behind sofas. There was even a big cobweb full of deadbugs behind the door in the loo so you saw it when sat on the loo. This was particularly annoying as there is a notice that says if you don't want to clean the propert before leaving you have to pay £25 for them to do it. I gave the place a thorough vacuum myself. We had to hunt for the TV remote at one point, only to find out that the lack of vacuuming extended to under the cushions of the sofas as well, not pleasant. In the kitchen behind the bin, this too was not properly vacuumed due to all the crumbs found. I swept the floor to clear up a spill but no dustpan provided to sweep up, so maybe that's why there were crumbs?!!The property is a little tired and kitchen and bathroom could do with an update. Otherwise surfaces were clean, the fridge was clean and so was the cooker. Yes the cooker is old fashioned but it worked perfectly well and both ovens were clean. There was very little in the way of house-keeping items so take your own. We had less than half a toilet roll left and none spare left for us ( I always take some just in case so was glad I did). There was only a small amount of washing up liquid left. No spare bin bags, although again I had taken some. Tea towels were provided. As there is a separate loo take some hand gel as no sink in there to wash hands in. The owners should really change the shower curtain annually as it was mouldy, which is to be expected with curtains but replacing it costs very little. One of the extension leads did not work but we found one in another room to use. Both bedside lights in twin room didn't work, one was missing a bulb which was found while cleaning on the day we left. These should have been checked prior to us starting our stay. Bedding was crisp and clean so that was good. There was enough crockery and cutlery (initially thought there not enough spoons but there were) and there were plenty of pots and pans to cook with. On the whole we had a great stay it was such a shame that the cleaning let it down. I hope your cleaners do a better job in the very expensive properties you run. I wouldn't rush to stay again as I would prefer a sea view, but would consider the other apartments they have in the property.

âThis house is all about location, and a âvintage feelâ.
Itâs not the most luxurious, not âposhâ - but it does feel like a proper home. And I liked that. So did my family. The kids adored it! I will definitely come back, despite the two biggest negatives - the awful parking situation, and the lack of supplied bedding. The good things: Location, views, (fabulous), feels like a real home! Cosy. Nice! The proximity to beach, and pub - perfect! The garden, big. Kids loved it! The overall layout. A really lovely house for a holiday. Got some nice traditional features. Family friendly. Well equipped. Loved the kitchen especially. Loved the games for the kids, the bats and balls, the âfunâ and âhomelyâ feel. Fabulous living spaces. Super main lounge. But also the cute tv room. Great utility room. Huge. All beds very comfortable. Gray mattresses. Perfectly clean beds. Extra blankets everywhere. Good idea! Side lights in bedrooms - good! All carpeted rooms - upstairs and down - very clean and nice. Showers/bathrooms upstairs practical, and clean. The main bathroom had the most stunning views. The two double bedrooms had stunning viewsâ. Not so good things: Parking a nuisance (I am using crutches at the moment). The arrangement is no use for anyone with a disability. Tristram car park is beautiful.. but you have to walk a short way up a very steep hill. Fine is you are fit and well, of course! Offloading and loading all my stuff took quite a long time - even using the little parking space for the Tubestsation cafe (which is next to the front garden). The fact I had to rent bedding etc - and make up all the beds myself. A complete PAIN! And an extra £200 (with towels). Why is this? Some of the house needs tlc - redecorating. Especially the downstairs shower room. The utility room was a bit âlived inâ too! But I didnât mind that. More waste bins are needed - in all the bathrooms and in the bedrooms too. There was only one upstairs, and one in the downstairs loo/shower room. Nicer lighting in the lounge needed. It was very dreary! Half the light bulbs were missing too. Why not have a couple of standard lamps in there? Please leave out the recycling bags? There were none for me to use, so I had to use my own bin liners. Just as well I brought lots! Please leave out instructions for the central heating adjustments? Please have some wood left out, in the lounge, ready for the wood burning stove? Outside patio furniture needs some tic! Better quality duvets would have been nice? I was quite cold at night. (When the heating went off.. and I didnât know how to put it back on again).â

We had a lovely week in Cornwall and the property provided us with a great base for our stay - itâs a fantastic location, walking distance to beaches.
It has everything you need. The garden is lovely and thereâs loads of space at the property which is brilliant for family stays. However we found that the cottage was not particularly clean, for example drawers and shelves in the kitchen had bits of dirt in/on them and I was a bit horrified to find an actual mussel in one drawer which was not us as we had not cooked any mussels! The cutlery drawer front is broken - as it was last year (we stayed in the cottage last year as well) we mentioned this in our feedback last year but nothing had been done to fix this and it was difficult to open the drawer which needed to be accessed regularly. In the end we had to put the cutlery tray up on the work surface which is when I discovered the mussel underneath it. Drawers in the other bedrooms were also not very clean. The freezer was not very clean. As we mentioned in our feedback last time the cottage is great and has all the facilities you need but some things are just a bit dated and donât function as well for example the showers. Also the spin cycle on the washing machine did not always work. My friend was staying at a John bray place in the Highcliffe estate Pengelly and I was a little surprised to discover that he paid only £60 more than I did; Pengelly is a vastly more modern and clean property. I feel that the dated facilities and lack of cleanliness could be reflected more in the price of the property which is expensive. I appreciate that sheets and towels are provided at the cottage which is great. Having said all this, we had a lovely stay at the cottage, it has everything you need and we really like the space and privacy you get (which you donât get as much of at Highcliffe). We did have a lovely week there.

Ok, firstly we would like to say that we were very grateful to the people who we rang to help guide us to find the property as the directions were inadequate as it didnt state from which direction you would be approaching.
secondly without their guidance finding the property even though we were in the right road would have been impossible as the name of the property could not be seen from the road, and you had to be facing the front the door to see it... no signs in the road at all!!! Then we would comment that the visual appearance of the property was apauling! the door looked ancient and delapidated.... the internal of the flat was expreemly disaapointing and old fashioned. When we arrived there was no welcome note, NO HEATING and NO HOT WATER... and no clue as to how to get hot water or heating!!! thanks to my husband he found the switch hidden in a cupboard, had i been there on my own i would not have had a clue....... The main bedroom the bed was very small, and the pillows were disintergrating... the bathroom was freezing and by todays standards totally unacceptable... the shower hose was disintergrating, NO TOWELS - this surley is a basic requirement... the TV was tiny and we found the hand control hidden down the side of a chair... the radiator in the second bedroom (where one of us had to sleep due to the small double bed) tthe radiator was behind a huge wardrobe...and thereofre inaccessable... there were cobwebs... and the floor in the toilet was clearly not cleaned... the best and only part that we enjoyed was the location being able to walk to the beach, but it ended there... NO VIEW to sea..so for us this was a VERY disaapointing trip... only blessed by the weather we were fortunate enough to have experienced.

I stayed here with my daughter, son in law, baby grandson and son and his partner.
We were amazed at the views from the front of the house - loved sitting in the kitchen looking out at the sunsets. My family are all surfers so found the boot room or large back scullary fantastic for boards and wet suits pram and bucket and spades. The short walk into Polzeath was so easy, the provision of cookware and utentsils really good. The house was so homely and very clean and comfortable. Car parking easy I really could not fault it except for I love coffee and it did not have a cafetiere - luckly I brought my own and accidently left it there so house now has one. Great facilites for baby high chair and cot were provided. I have marked most things high but not John Bray as they did not seem to know what was in the house - when I called to ask about facilites for baby they stated that it did not have any so we packed our travel high chair and cot only to find that the home had both high chair/ cot At the end of the holiday I did recieve support from John Bray when unable to get out of car park. I did use the recommeded laundry company and would also recommend them if you were thinking of hiring sheets and towel. All of my family hold the same view that this is a perfect place to stay.
