Barberry Brook was awful, it was filthy, dusty, run down, absolutely full of cobwebs/spiders/Insects and flies.
We could not stay there. The owners werenât there to greet us, we were wandering around for 45 minutes before just letting ourselves in to be disappointed. After phoning them to complain they were extremely rude and uncooperative. We had to wait well over an hour and 30 mins for them to return. The whole site was nothing like the photos, very run down, no tennis court as advertised, filthy games room and junk everywhere. The Photos online seem to be from years ago. Sykes wouldnât return our calls to the emergency helpline, therefore leaving us stranded with zero assistance at 7pm. We wanted help for an alternative accomodation and none was given. Therefore we left the property and booked into a hotel, leaving for home the next day. We have now been told we cannot claim our money back. I have left a review on trip advisor with more details. We will never use or recommend Sykes again, and have been left extremely upset and our holiday ruined. This needs looking into further, I would suggest Sykes visits these kind of holiday cottages/establishments every so often to review the star rating as this certainly was far from a 4 star and very overpriced. We will carry on trying to get our holiday refunded as we feel itâs extremely unfair as to how we have been treated, especially trying our hardest to get help from Sykes but being left until the next day without any contact from them.

As has been said by others, the view from the balcony (and the kitchen and back bedroom) is sensational and as such any minor gripes can be forgiven.
One minor gripe is that the kitchen has too much of some things (you could chart the history of plates from 1950-2020) and not enough of others (chopping boards, tea towels, salad spinner, large serving dish for 6, knives that cut somethingâ¦). The abundance of crockery meant there wasnât much cupboard space and we would have struggled to find space for food if weâd shopped for more than a couple of days at once. The corner sofa in the living room was very comfortable though it was tight for 6 adults when we all watched (the rather small) TV. Sky tv was available but the dvd player didnât work which was a bit disappointing. The 2 showers were great but access into the main bathroom was impeded by a large sink table which resulted in a few stubbed toes! Itâs worth noting that unloading isnât as tricky as most Dartmouth properties as there is room for a car to park outside the house without it getting in the way of other cars. Others have mentioned the garage so just to add that its dimensions may not allow for the sprung hinges for the door which reduce the clearance at the exact position of the folded wing mirrors were by a further 2 inches either side! Overall however it was a comfortable, rather tired looking but therefore quite relaxing house, in a great location, not exactly spotless but clean enough and weâd happily go back and stay there again.

We found the property to be as described, in a lovely location and apart from the loose fitting toilet system all was great.
Thatâs until the neighbours informed us the drains outside our property were blocked and sewerage was discharging onto the pathway outside the entrance. Apparently it is a known problem with the property. For us it meant we could no longer use the toilet or shower. We emailed Sykes and the neighbours phoned the property owner, this was approximately 10am in the morning. To cut a long story short we were eventually informed by the neighbours Wessex water were aiming to call at 7pm that evening but couldnât guarantee the time/ date. We contacted Sykes again to seek the owners opinion as we had no facilities, plus we had made plans for the following day; anniversary meal etc. The owners response was basically tough luck, itâs not my fault. This I must say really annoyed me as itâs clearly a know problem. I wasnât looking for a huge sum in compensation but some recognition of the problem. We waited for Wessex until approx 6.30 that evening and in the end had no option but to pack up and go home early. given we had no facilities etc. So, in conclusion, itâs a lovely property but if things go wrong donât expect the owner to step in and help out.

We loved staying in this cottage which is just around the corner from the jetty at Dittisham, the Ferry Boat Inn and Anchorstone Cafe.
Despite this it is very quiet, with a small but surprisingly sunny little patio just opposite the front door. The cottage was warm and very comfortable with underfloor heating in the living area. We really appreciated the supplies (milk, butter, bread etc) which were provided for us- that is a lovely touch. Although the cottage is nearly at the bottom of the hill and parking is not on site, having stayed in Dittisham before we have solved the problem of transporting bags and groceries to the cottage by bringing a wheelbarrow with us. Parking at The Ham car park, we could then either wheel our bags along the foreshore at low tide, or via the Public Footpath when the beach is inaccessible. Definitely a result and we would recommend this to future guests! We would have no hesitation in recommending this cottage to anyone who is looking for a cosy cottage in a peaceful location near the Dart with enough amenities and ferry links close by to avoid the need to move your car all week if you don't want to. We are already looking a dates for next year.... Thank you!

Without doubt the best thing about this property is the views, absolutely stunning.
The house is set out over 4 floors (if you include the patio), with pretty much everything you will need inside. Before arriving we were concerned about the parking/garage situation (having read previous reviews) however we managed to get a Range Rover in the garage which was tight but at least your guaranteed a parking spot (believe me there like gold dust in Dartmouth). As the address would suggest the house is high up âAbove Townâ so be prepared to wear sensible footwear!! As much as we enjoyed our stay, there were a few negatives, The cleanliness of the utensils, plates, glasses & cutlery wasnât good. The freezer doesnât work properly, there is a sign on the freezer warning to ensure the door is shut but even then it didnât work well. The mattresses on the two double bedroom need replacing. Donât want to come across as too negative as on the whole we really did enjoy our time there however for £400 per night I would expect these things to be in order
