Steven - Verified booking
The place was spotless when we arrived, credit to Jeanie the Caretaker who met us there and was really nice and helpful.
The cottage itself is idyllic, beautiful views, nice local walking and a lovely cottage garden with views to sit out in. It is worth making use of the bird feeders as they were very well used when we were there, and I spotted 15 species from the garden itself. In general the cottage was very comfortable and the bed particularly so. It is also a very convenient location for touring around with many sites (including the moors) within 30 minutes drive. The EV charger was a very welcome bonus. I don't use a full EV as usually in the countryside chargers are few and far between, but I do have a plug-in hybrid. Being able to charge it at night saved me a fortune in petrol. Two minor quibbles, neither Jeanie's fault. 1: No freezer although to be fair we were told this in advance, and as Jeanie said, it would have to be placed in an outbuilding as there physically isn't room in the kitchen. 2: No mobile phone reception, again warned in advance, but the WiFi was decidedly flaky, the router needing to be re-booted at least once or twice a day, and the advertised landline phone didn't work. I suspect the latter is because it is an analogue phone and BT have recently switched all lines over to internet only so an internet phone is required. Fortunately we were able to use our mobiles in "internet mode" so that when the router wasn't playing up we were ok. Overall thoroughly recommended and we will be back.

1 Tintagel Terrace was a fantastic spot!
Stunning views across the sea and the Tintagel headland. It was wonderful to see the view from the Lounge, garden, master bedroom and master bathroom. The master bed was comfortable, if not a little small for us (but it is advertised as a double rather than King size, so our fault really). The house was well set up for our stay and we didn't have any issues with finding the parking, the key, the kitchen was well equipped and the house was super comfortable with throws on the sofas, and a starter for the log fire. Its such a great location and we loved our stay. The property is managed by a management company - which lets the house down in our opinion. The cleaner had left the cleaning products dotted around the home. The toilet downstairs had an issue with the loo roll holder coming away from the wall. The BBQ was dirty, so we had to clean before (and after use - which is fine), no bin bags for the bin. We also were frustrated to find the welcome book with all the information hidden in a kitchen draw on the 5th day (so we had no idea about bins collection etc.) We also had to go on a hunt for the outside seating cushions, which were hidden under the master bed. Overall exceptional stay and we would book again in a heartbeat, but the management company need to be more detail orientated on the handovers cleans/ set up.

We had a delightful stay at Court Farmhouse. The weather was good but it would be a great house even if the weather hadn’t have been. It was clean and very well kitted out with kitchen equipment, storage and toys/games/videos. There is plenty of space for 3 generations with children to play and move about. We loved the dining room/ kitchen link. The conservatory and utility is ideal for coat/boots and inevitable clutter. The two reception rooms are great to allow several activities at once. All the bedrooms are light and spacious. The stairs are very steep but there are stair gates top and bottom. Do remember it is a 10 minute walk to the seafront and small toddlers will find it a step. We took scooters and our 5 and 8 year old were whizzing along. There is space for a smallish car on site and also plenty of space in the street opposite. The shop over the road is handy and the co-op is on the way to the front. The garden is ok for sitting in and there is a fantastic playground not far away over the steam railway bridge. The beach is good for sandcastles and the sea is clear and only gently shelving. We loved Swanage and there is plenty for all ages in and around the town. Court Farmhouse is definitely a good base to stay in.

The reason I chose this cottage even after reading negative reviews: Location of this little cottage is 10/10.
Short walk to crabbing on the pier, fossil hunting on Monmouth beach and a small walk into the main town/pubs/restaurants. Kids loved the location as did I. The only negative to the location being lack of parking space (Try to use the house just at the bottom of the garden, lovely owners with a small amount of parking spaces for £13 a day in high season). Lovely old cottage that has potential to be much nicer and would benefit from some TLC specifically on the outside. Some negatives: The garden and specifically around the side is a mess. As mentioned in a previous review, sinks, ladders etc just piled outside the kitchen window. My two kids called me outside when they were playing as they had seen a couple of rats hanging around. Wifi would definitely be a bonus here as I had little phone signal too. Tv reception is basic yes but not worthy of a negative review in my opinion as I do not book stays in a beach cottage to watch tv! The beds are not the most comfortable. Would I stay here again? Yes I would. Could it be better Yes ..the cottage has a lot of potential. At the moment in high season ( my visit was late Aug bank holiday ) it was expensive and probably could find nicer for the money.
