The property is in a superb location right next to the Lake and with its own small jetty, and is reasnably comfortable as well.
However, there were many niggles which for the sum paid to rent, took the shine off our holiday: 1. The road down to it is in a very poor state with large and deep potholes (if you have any back issues, which we did, dont do it); 2. Brambles grew in from the sides of the road, some of which you couldnt avoid (if you value your car paintwork again dont do it); 3. The jetty had a few maintenance issues (other properties had been renovated, this one hadnt), and there was even some broken glass not cleared from the foreshore; 4. the property was not very well cleaned with cobwebs and spiders in the kitchen and the entrance lobby hadnt been cleaned for sometime; 5. The best north lakeside walk (to Grubbins Point) was out-of-bounds due to a private function, the south walk outside the house, was covered in water so difficult to navigate and the garden that we were told was open, wasn't; 6. Maintenance issues are covered by the estate and they dont man the phones at weekends, so any issues on arrival, wont be dealt with until Monday (we had a few with the shower head broken, batteries flat in TV control, and not enough drinking glasses (there were other missings in the kitchen utilities as well); 7. Doorways are quite low, so myself and my eldest daughter (who are only 5' 10/11") hit our heads regularly; 8. The blind to the en-suite doesnt fully cover the sides of the windown glass and there is a footpath at the end of the garden; 9. The drawers to the bedroom furniture need easing so they open - and they should be checked by the cleaner as we found someone else's sock left behind. Sorry to moan but these were all genuine issues faced, which to be honest for the level of property we were renting and paying for, we dont think we should have encountered.

We loved our stay at Stable Cottage.
So much so, that we had already booked for next year a few days in. The horses are practically in the back garden which the children absolutely loved! The swimming pool is a lovely addition too! The children spent many hours playing and we accidentally slept in most mornings because it was just so quiet and peaceful! Our only gripe with the property was that it wasnât very clean. We had to wash nearly all of the kitchen equipment before we used it as it all had bits of food on it. I think this is possibly more to do with the last people who stayed to be honest, but the house could definitely do with being cleaned a little better in between stays. From our point of view there are only a few small things that could have made it better: - A better clean between stays - Safety covers on the plug sockets - Some sort of umbrella to go over the table outside. We were blessed with some lovely weather but didnât eat outside as the table had no shade. - An investment into new kitchen equipment. We love to cook and there wasnât a huge amount of equipment, the items that were there were quite old. Some non stick pans and baking trays would be fab! None of these things would have stopped us staying again, but would definitely make it a little better! We look forward to staying again next year!!

I really am not sure that anyone reads the feedback given!
Last year when we stayed at Hullet Hall I remarked that the locks were sticky and that it is not easy to open the doors with the key. This is the same this year, either a new key or oil the locks or replace all the locks. New points: Dustbins. There is only one dustbin. So all bagged rubbish has to be kept in the fridge/freezer/washing machine room as there is a wandering Staffordshire Bull terrier, dog, brindled with a long tail that visits and opens any rubbish sacks left outside, distributing the contents widely. I suggest therefore 2 or three wheelie dustbins that can be categorised for recycling. Mixing bowls, there are none. I thoroughly recommend H Hall and will book again, though not in 2019. As a landlord of accommodation for 80 I understand what is required to keep up to date, on top of small problems and keeping the clients content, so I believe that my comments are constructive. Prove me wrong that feedback is read by sending me a personal email!

January stay Good Points-what a lovely house, very spacious, comfortable, well maintained, had everything you need for self catering, plenty of seating, storage, good location 10 minutes from bedale, lots of parking space, welcoming and helpful hosts.
Particularly helpful when the lights tripped out one day. Lovely garden and nice views. Bad points-INDOOR POOL NOT HEATED IN WINTER, this was a massive disappointment for us as this had been one of the reasons we booked this particular house. We didnât notice this in the listing although it is mentioned in the finer details. Our own fault for not checking the listing thoroughly but it should be more clear as the pool is mentioned several times. Main bedroom curtains are very light and thin and let in too much light, particularly the patio door as itâs near to the bed. Twin room beds were very squeaky. There are two internal doors connecting to the hosts property, one in the kitchen and one in the twin bedroom these were locked from the owners side and not an issue for us as a group of adults but may make some uncomfortable. Overall we really liked the property and would return another time of year when the pool is useable.

Wonderful location and should have been a peaceful week.
Unfortunately the cottage had a significant problem with the plumbing causing âwater hammerâ. This meant that when either toilet was flushed and the bath and shower used, there was a loud and constant noise throughout the cottage from the kitchen taps which could only be remedied by fiddling with the taps. This was very inconvenient during the day. At night we adopted a âno flushâ policy, which was really not ideal as we were sharing with friends. Even then, on two nights the water hammer started seemingly spontaneously. On one of the nights it happened five times, meaning a very disturbed night up and down stairs to kitchen to get rid of noise. Rosemary was aware of the problem and had had a plumber in before our occupation to try to remedy the problem to no avail. We do feel that some recompense for this exceptional inconvenience should be forthcoming.
