The victorian terrace is not a cottage, the high ceilings & big rooms mean it is also, not cosy.
The house is a hodge-podge of styles & a collection of dated and cheap furniture. It reminded us of a student house. The master bed was far too soft - we had to play musical beds as none of us could bare to sleep in it. Those who did got terrible back pain. The bed covers were very dated & cheap, apart from in the twin where the bed covers carried on with the coastal blue theme. In the master, the bedside tables were dirty inside & in all bedrooms the dust along skirting boards was off putting (especially behind beds - we lost our sons toothbrush and upon searching found it behind the single bedside table matted in dust and muck). There are no blackout curtains - again very cheap window dressings. The bath slopes and when wet & soapy, a fall hazard. The lounge had a bad smell, which we later realised may have been the rodent living in the house (our terrier was very preoccupied with trying to root it out, and we heard it at night scurrying about). The faux leather sofa had a strange cheesy smell and was very uncomfortable. Both sofas very uncomfortable, mis-matched and felt cheap. The kitchen was again a mix of styles with black worn leather dining chairs against upcycled vintage ones. The cutlery drawer had crumbs & food debris in it. Upon arriving, the sink was not clean and there was what seemed to be broccoli on the tap. The bureau, where we found the recycling bags, was dirty inside and had a used foot covering in there. The unit under the window in the lounge was also filthy. The yard was referenced as a kids play area, it is not this. It is a concrete yard previously used for parking a car. The kettle was terrible and leaked water all over when pouring. Toaster too small. Again, all these things made it feel cheap. The welcome book gave a very patronising account of how one should conduct themselves during the stay, which was off-putting. Especially when, the house itself is the state it is - it felt as though the owners were cheaping out on it but expected guests to treat it like a luxury palace. The hosts left a bottle of wine and chocolates as a welcome, which was a nice touch, but the welcome card itself had greasy food/finger prints on it. The location is good for the beach and amenities, however for two of our four day stay, there was roadworks outside the house and we could not get our car out. We feel the host would probably have been pre-warned about this & should have passed that on to us. All in all, for the price this host is charging & the turn over they make, especially in high season, they should really invest more in this holiday stay. Other guests, in the guest book, mentioned the toaster and soft bed but the hosts have not rectified these issues. Will not be returning.

This should be called Hollow House not Cosy Cottage as it is very echoey and hollow.
The good side: it is near the beach, the beds were comfortable although the double was very soft. It was mostly clean inside and there was a huge tv which the kids loved. The bad side: the outside is filthy and looks like the windows haven't been cleaned for a couple of years. The curtain in the living room is torn and the net is just a small piece of single fabric. There is a tiny yard at the back with the high wall of a hotel looming behind it. No attempt has been made to make it pleasant so the view from the back is awful. To make matters worse there is also a huge extractor fan going 18/24 hours so you have to keep the windows in the back bedrooms and kitchen shut. There is no way of drying anything - no tumble dryer, not even a line in the yard - and this in a house near the beach. The decor is tatty - an attempt at shabby chic I imagine which is just shabby. The bedding is 100% cheap polyester. I have never stayed in a holiday let with polyester bedding. There towels were small and thin. There were exactly 5 usable mugs in the kitchen - the 6th was cracked all over the bottom; the fridge was small and the bottom shelf on the door had been removed. I expect better from a Sykes-let house. Sykes used to have a good reputation for the quality of their properties but times must have changed as this is one of the poorest holiday lets I have ever rented.

Cleanliness was 10 out of 10.
We stayed for 12 days and only got left two small bath towels and 2 small hand towels. We only had a washing machine and no dryer so we went out and bought more towels. Traveling from the USA we didn't have room to bring towels. The queen bed was like a trampoline. It was so soft every move you felt like you were going to fall out. Me and my husband could not sleep in it we had to sleep in single beds. The two-seater couch downstairs was held up by plywood underneath it was so uncomfortable. The other couch was new but very uncomfortable. The heating was on a timer and when it went off it was very cold. I would have paid more for the heating to be on more especially in December when it was 6 degrees Celcius. We made the best of it and this is just constructive criticism. A few updates on these things I mentioned and the cottage would be nice.

20 High Street was an ideal choice for our family for a short break during half term.
It's a lovely house full of character and situated in the old historic part of Bridlington which was also full of charm. The location was still walkable to the sea front end of the town with the beach, promenade and attractions. The house was an ideal size for our party of 4 plus dog (but can sleep 5) and was very well appointed, nicely decorated with good quality furnishings. There were also nice little touches you don't always see in holiday rentals which made the place feel really welcoming. As mentioned in the description there are parking restrictions outside but this wasn't a problem for us as there is plenty of unrestricted parking just a short walk away. It was a great base to explore the rest of the coastline and moors and we could highly recommend Whitby and Robin Hood's Bay.

The cottage itself is of a good standard although the outside needs cleaning (windows, doors and woodwork).
Inside the cottage is ideal and very comfortable although the bedroom curtains could do with being a little heavier to darken the rooms in the early morning. The "lawn" and patio are not really attractive to use, in need of some TLC and a little bit of seclusion. My wife spent an hour cleaning the patio furniture before we could use it. Mr Rollason did purchase a parasol for the small table at our request and both of our hosts were very friendly and attentive at all times. There is a poultry farm right next door and at times there was quite a bit of background noise from process machinery and also from heavy lorries, even late at night. The location is great for visiting the area round York and there are several attractive little villages and towns around within a short drive.
