Honestly? We actually really liked the place.
It was large and spacious, lots of room for the 5 of us. It's well equipped, and the owners have obviously put quite a lot of hard work into making the place a nice and welcoming base from which to explore Filey and it's surrounding area. However... What let it down? Cleanliness. Whoever is cleaning the property was obviously rushing through and simply cleaning easily seen areas so that first impressions are positive. Look a little deeper though and that changes. I really don't want to spend the first hour of my holiday cleaning and bleaching the toilets. Lifting the lid to find 'dirt' marks and hairs meant i wasn't going to let my family use the bathrooms until they were cleaned to a good standard. It just went downhill from there, with the fridge having crumbs and marks in (all easily cleaned off by us), one of the freezer drawers was full of unwrapped sausages and burgers obviously left from a previous group, and an opened bag of ice, all of which we had to throw out ourselves along with cleaning the drawers so we could use it for our own food. The kitchen hadn't been properly wiped down, the microwave, oven and bin obviously just given a quick wipe over and there were crumbs at the back of the kitchen-sides and under the glass chopping boards/around the sink. In the living room we only had to sit on one sofa to be given a perfect view under the opposite sofa of thick dust and crumbs. Non of the above was 'searched out' by us, just easily viewed areas that should be obvious to someone cleaning a place. The bannister was wiped but sticky. I didn't dare move any furniture, beds, etc as I dread to think what it would have been like underneath things. That said, my husband told me on the way home at the end of our week, that he checked all rooms to make sure we hadn't left anything and found a soiled thong behind the bed my son had been using. I guess that will still be there as I very much doubt the cleaners ever look so it could have been there months! On our last day, while loading the car, my husband was approached by someone we assume was one of the cleaners, and asked if he was staying at No.1 and could we strip the beds and bring all the washing downstairs for them as they 'can't park for long so it saves us time' - I suppose that explains the lack of proper cleaning... Unfortunately in addition to this the beds were very hard, like sleeping on a board, with the pillows being very cheap and flat so giving very little comfort. I appreciate bedding is a very personal preference, but a little comfort on holiday would have been nice. Such a shame as it's obvious the owners really care about the place. We love Filey and have been coming for a long time. Sadly we won't be back here.

We are really disappointed with our experience.
The property was in an unacceptable condition when we entered - it stank of smoke and wet dog and had not been adequately cleaned. The cleaner was aware of this before we entered the property and yet no action had been taken by Sykes to inform/warn us or make alternative arrangements. Having had personal experience at renting out properties, I accept that you cannot control tenants' behaviour and therefore if they choose to smoke in the property, there is very little Sykes, the owner, or the cleaner can do. However, at the very least someone from Sykes should have been made aware of the issue at the earliest opportunity and taken action to prevent the disastrous start we had to our holiday. The response from the cleaner Dannyelle (who we contacted within a few hours of entering the property), was great and she returned promptly the next day to do extra cleaning, but until that happened it was so disgusting, I couldn't eat there and didn't like that my three year old daughter had to breathe in the horrid smell. When we made contact with Sykes the next day, Judy was very sympathetic but we found her male colleague very defensive and unhelpful which was unacceptable. We paid £155 per night to stay at the property. The £100 compensation agreed via Sykes covered our expenditure on air freshers and extra meals dining out (to avoid the smell), but does little to fully acknowledge the disappointing start to our holiday. My husband and I feel the Sykes didn't really care about our concerns and didnât want to take any responsibility for the fact that they have a duty of care to all rentals they organise. The company clearly takes commission from holiday rentals, and should take reasonability for the state of the property. We suggest that in future Sykes take damage deposits for all their properties so that when this happens again, the damage deposit can be used to compensate unfortunate tenants like us who have to stay in the property next. In addition, we suggest that Sykes check with the cleaners that the property is up to standard prior to each change over and if there are any issues, then Sykes are proactive in managing this, rather than leaving it to the next tenants to sort out. The property itself is in a good location, has nice outdoor furniture and gets sun in the afternoon. There is a dishwasher and washer dryer, wifi, TV and DVD player. There are some nice children's books and beach toys. Kitchen could do with a declutter as there are probably too many utensils and all the blinds need a good clean.

We had a very peaceful, relaxing week.
We have stayed at The Bay before, though not at 104 Sunrise Drive. A word of explanation â it's a purpose-built holiday village. The houses are privately owned, the grounds are managed and agencies deal with cleaning and linen supply. Decor, amenities, appliances and even ornaments (think beach huts and lighthouses in every room... ) are fairly standard, so you have a good idea of what you will find. All properties have two WCs, which is a big plus, few have a freezer which is a bit of a minus for us. 104 Sunrise Drive fully met our expectations â well equipped, clean and comfortable. The walk-in shower was a definite bonus. We didn't use all the facilities available (multiple televisions, dishwasher, drier etc). There was an excellent supply of crockery, cutlery and glassware. The kitchen was well equipped for proper cooking, the only thing that we could not find was a trivet or worktop protector. Beds were very comfortable and there was masses of storage space. It's a very cosy house but towards the end of the week we needed the heating, which we had no difficulty setting. Wifi was reliably fast. We needed to phone Sykes for the code, it is hidden away on the bottom of the router. We have mentioned to Sykes that it makes more sense to put it with the visitor information pack, or on the welcome tray. Thanks for the excellent biscuits, and the teabags were a godsend as we forgot to bring them. The big draw for us at The Bay is access to Filey beach, a wonderful, long, empty expanse of sand. Check the tide timetable, then enjoy the walk to Filey. We'll add in view of some previous comments: yes the lower section of the path down to the beach is steep, but it's well made, wide and generally in good condition; we are in our 70s and have no difficulty with it! And yes, the beach walk is lovely. The area was originally developed by Billy Butlin as a classic 1940s holiday camp, but his only lasting legacy is the big house that he built for himself nearby. We were a bit apprehensive the first time we visited, but the accommodation is reliable, comfortable and it's extremely quiet â at least during term-time. It just feels like a normal housing estate.

This cottage was absolutely gorgeous, it was like a show house.
It was so clean, you could not have found a spot of dust anywhere. Everything we needed was included in the cottage from scissors to liquid soap. The sofas were comfy, the rooms were large, the shower was fantastic. The beds were also comfy and that was even said by my teenager son (who usually moans about everything) ;-). "The Bay" estate is just lovely, the houses are all different, the roads are quiet and all cars are parked off the main roads which is nice to see. There is plenty car parking right on the doorstop of the cottage. We had our dog with us and straight across from the cottage is a meadow area which we could easily walk her off the lead. There is also direct access to the beach which is really sandy and a fantastic dog walk area. We visited the swimming pool and it was like any other pool, and while there was nothing special about it, it was a good size with a sauna and steam room. We also visited the pub and had food and drinks and both were great and prices were not overpriced. The kids loved the "amusement arcade" on site. The dog was allowed inside the pub too for both food and/or drinks. The pharmacy on site stocked some household essentials and crisps and sweets for the kids. If we were to suggest an improvement, it would be to upgrade the Internet connection as it was a little temperamental and a bit too slow (but we were on holiday and we did have other things to do ;-) ). Wow, what a house!
What a location! 3 generations visited for a long weekend and all agreed it was the nicest holiday home we have ever stayed in (and we have stayed all over the world)! The kids were upset to leave and asked each day, âcan we live here forever?â The enclosed garden and deck with wraparound sea views were a treat, likewise the picture perfect views of the shoreline from the lounge meant you didnât have to turn the TV on! Parking in a dedicated lay-by across from the front door. Access down a narrow private road (we did drive around for quite a while as the signs saying âno accessâ going down made us think there was no road there) Each bedroom had sea views and weâll all miss listening to the sound of the ocean at bedtime. The North Sea wind was a little cold in May to enjoy the outdoor dining furniture but the house was immaculately furnished inside and out. A short walk to the beach, ideal for shell and rock hunting with the little ones. We didnât venture further afield and truly immersed ourselves in the gorgeous setting, spending time together in and outdoors. Particularly enjoyed the air fryer in the kitchen, a luxury in a holiday home and meant we could cook the kids favourites in minutes. Upkeep and cleanliness outstanding! We would all love to return and for longer next time. 100% recommend, a credit to the owners. Thank you!
