We booked a long weekend for a group of 6 female friends to spend some quality time together.
Great social space with the kitchen, lounge and dining room all in one space. Great location in beautiful Bradley. The building (particularly the bedrooms) were unique and quirky. The hot tub was great, hot, bubbly and Inviting. However, it was at the far side of the garden with no footpath or lighting. It was completely pitch black. There was a torch in a cupboard but it didnât work. There did seem to be outside lights but none worked or we couldnât find a switch. The general cleanliness was a bit below par. All of the utensils and pans could have done with a good clean. I scrubbed at least two pans clean and the utensils before using them. The carpet/flooring was very dirty. I had white socks on and they were filthy. I can supply a photo. On the first night as we sat down to eat. The glass in the oven exploded. I messaged the numbers supplied on our confirmation email and someone got back to me straight away. They came the next morning at 8am and replaced the oven - we couldnât ask for better maintenance service and we were extremely grateful for the swift resolution to the problem. Excellent. Thank you. Unfortunately, we decided to leave a day early as those sleeping in the 4 singles in the back room had really bad nights sleep and bad backs from the beds/mattresses and we couldnât bare another night in them. They really do need replacing. The sofas in the lounge were also very slouchy and uncomfortable. We spent most of the time sat at the dining table as the sofas were so uncomfortable. For us we wanted some comfort and relaxation. If the beds and sofas were replaced. Weâd be back there in an instant and would book for next year. Overall a really great location and social space and with some easily resolvable tweaks as mentioned above it would be excellent. Thanks for letting us stay.

The property is an absolute delight and whilst it is a listed building no effort has been spared to ensure that the facilities are modern and comfortable.
The rooms are all of a generous size, particularly the kitchen/diner which can accommodate six people and the dog with ease. There is an antique salt box on the wall but that is the only thing antique article in the room with modern appliances of the highest quality. The washer and tumble drier are in the downstairs cloakroom/utility room so that their operation does not intrude. The sitting room is comfortable with two contemporary but in period sofas and the thoughtful addition of a small Pembroke table and chairs in a separate corner. A pair of French doors lead out to an enclosed courtyard area with outdoor metal furniture. The smart TV is not hindered by the speed of the broadband connection and there is sufficient bandwidth for streaming and the operation of other devices. The bathrooms are spacious and well equipped There is one designated parking space and a spacious paddock where a dog may be exercised. This property is eminently suitable for winter holidays where you might expect to spend more time there than in the summer. I would suggest that the central heating timer control be available to renters and that a motion sensor switches the system off in the event that the property is vacated by the forgetful or the inconsiderate.

The house was very spacious and a pleasure to stay in, well equipped and comfortable. My poor rating is more to do with the agent's service. I emailed a couple of times but didn't get a particularly prompt response, e.g. the last time I waited 14 days and had to follow up to prompt a response. I also found it quite difficult to get information from your 'help desk' about the property, e.g. I asked more about the coffee making facilities advertised in the website description, and was told that you didn't know; the person responding had checked the website photos to see what they could find out (as you keep no kitchen itinerary) and they suggested I bring any equipment with me. I brought coffee pods but they were too small for the machine. It's info like this which is really useful and make the difference in enjoying the whole holiday or needing to go out and search in local shops for the appropriate item, eating into the holiday time. We also found the checkin times very late and the checkout time too early, so found value for money quite poor when paying for a night's stay when the checkin time is 4pm - especially when trying to coordinate young children's routine.

The cottage is exceptionally well equipped, especially the kitchen.
The furniture was comfortable and the whole space was uncluttered, the master bedroom being exceptionally large. The standard of cleaning was quite outstanding. The position of the cottage away from the road and with good parking was a bonus as was the shop and post office less than a minute away being great for the morning papers. The many walks around this large village were pleasant and accessibility to the various National Trust Properties and small local towns meant we found plenty to do without long journeys. The Crown pub as you enter the village was busy and friendly and the food was of a good standard and like Tick Tock Cottage is very dog friendly. We had a very good week, we would not normally book a cottage where the owners live adjacent but this proved not to be a problem, they offered us information made sure we were happy and left us in peace. I am sure that in the future a return visit to Tick Tock or odd nights in The Clock House B&B will be on the agenda.

The property was much larger than it looks from the photos and the house was very clean and well equipped. The 'Welcome' Basket of goodies was a nice touch and my children enjoyed the Norfolk cookies! Beware though, the garden is very small with not really anywhere to sit comfortably. Not safe for young children as you can't close the gates if you have 2 cars on the small driveway otherwise you will need to park outside the property on the road. The house is ideally situated and only a 5 minute drive to Wells Next-The-Sea. The local pub, The Carpenter's Arms is a fabulous place to dine and only a 5 minute walk through the pretty village. We thoroughly enjoyed our round of golf at Fakenham Golf Club too - pretty little course, not too taxing and very friendly staff. We also ventured down to Yarmouth for an evening of greyhound racing - a really fun time and restaurant food was excellent.
