In need of a deep clean through out .
I did spend three hours making the house habitable using the un opened array of cleaning products under the sink. We brought the lack of cleanliness to the 'owner 'Jaimie s attention after being at the property for less than half an hour ,who apologised profusely he explained he d had a family crisis and had not been able to do a thorough clean , we both felt sorry for him after he had explained the family crisis to us . He offered to pay for a meal or a free weekend stay , If we did not leave . We felt he needed a break so agreed to stay . He agreed the state of the cottage was unacceptable and it needed a deep clean . I got up at six the next morning and did a deep clean which took three hours. The water in the mop bucket was BLACK that was two buckets , both BLACK water full of grit and black dog hair. But it smelt much fresher. The television was not working on the Sunday , my husband asked Jaimie to come round, he only lives next door, when he knelt down to check the Ariel he said' oh my my god its filthy , I am so sorry '.. We made the best of it ,kept French door open when we were in the cottage to let fresh air circulate .It was worse on a morning when the doors had been shut all night , that horrible smell of musty un fresh , doggy smell coming from the sofas , which I did not clean as they are fabric and needed steam cleaning .We used a large throw I brought from home in case it was chilly on an evening , to cover the tartan sofa and our dogs clean beach towel for the cream sofa . We stayed five days instead of seven the rubbish bins were left under the kitchen window full , this attracted flies . I had offered to put them out but Jaimie had said no he would do it .He did not. This cottage is in a lovely location and we would have returned if the issues I raised with Sykes cottages had been rectified IE a token refund the price of a meal or free weekend Jaimie had offered . But these were just words and as Sykes complaints department manager kept REPEATING to me WE ARE JUST A BOOKING AGENT , YOUR ISSUE IS WITH THE OWNER , sooooooo If you dont mind doing a self clean before you start unpacking be Jaimies guest.

We were very impressed the moment we walked into Mulberry Manor.
The spaciousness of the property hit us first then we noticed the lovely welcome tray of goodies which included a bottle of prosecco, some chocolates, half a dozen free range eggs and a loaf of home-baked bread,as well as a lovely hand crafted card welcoming us. We had travelled with our two daughters and our 4 year old grandson for whom a camp bed was provided. Our daughters and grandson occupied the upstairs quarters and we had the en-suite double on the ground floor. Our grandson was very impressed that there were 3 toilets. We were delighted to learn that we were the first guests in the cottage. We found the accommodation very comfortable and it was an ideal property for us. As with many new things there were a few first time niggles but these were sorted for us very promptly. The plusses for us were the spaciousness & comfort of the property. the tranquil location with sea (and wind turbine) views and the in-house amenities of washing machine, dishwasher, fridge freezer, TV etc. We loved every minute and would certainly recommend it as an ideal family accommodation.

Great holiday house, lots of space to spread out and lots of fun things to do in the cottage itself.
Snooker table, dart board and hot tub were well used (in fact husband and son were playing snooker right up until departure). We had great weather so enjoyed the outside space a lot as we brought along lots of garden games from home too. The resident wild bunnies in the garden were a delight to watch. We enjoyed exploring the local coastline the beaches are great but not busy at all. The sea was good for swimming in as the depth doesn't drop away. We also hired bikes at Spurn Point and had a great explore there ending up in a lovely cafe at the Discovery Centre. We ate out at The Nancy twice and Nineteen too, also got takeaway fish and chips from Sue's in Hedon all good meals. We also ate in using local produce from independent shops in Hedon. Two huge fridges were great and a big oven and hob area. Knives could do with a sharpen, a few more cereal size spoons and a better peeler were only negatives kitchen wise. Our mixed generation party had a wonderful time and would look to return if still available in future.

Fabulous weekend away with friends and our young families.
The property was perfect - plenty of space for everyone (both to get together as a big group and have space to themselves), lovely big outdoor area, everything we could possibly need catered for (we didn't think we'd need the washing machine for 2 nights, but with 6 children between us, it did 2 cycles on the first night and we were really grateful to find detergent in the cupboard!). We spent a lovely lazy day at the property, making use of the hot tub and having a kick about in the garden while the dads made use of the full-sized snooker table and dart board! We found plenty to keep everyone entertained, without rushing around to fit as much as we possibly could into one weekend. We also had a lovely meal out at The Nancy, and fun on the nearby play park which wore the children out! On our final day we spent a brilliant few hours in Withnersea, and we're already planning further trips and thinking about who we can take with us next time as the property is suitable for all!

The lodge was a good size for 4 - plenty of room in lounge.
However the kitchen let the accommodation down . There were 3 dirty looking frying pans but no saucepans. I did text owner who arrived about 90 mins later with some very greasy/ rusty / dusty pans. They were too late for us to cook and too dirty to use. He did explain I could wash them but that would have been an understatement. I took photos as they were disgusting. I did not go on holiday to scrub saucepans , I did not have a scourer or any cleaning materials . The power also kept tripping , couldnât have hob or grill on at same time. The dishwasher was greasy and the container that holds the tablet didnât open. I do understand we have to be careful with Covid but first time I have been to a rental with out any washing up liquid, toilet rolls, or a couple of dishwasher tablets. Suggestion to leave a vacuum out as rug in lounge could have done with it - also quite grubby. The rest of the lodge was very clean and nice touch with eggs and bread. Could do with WiFi .
