Based on a Christmas stay for 8 adults costing £2200 The positives are: Great location for access to beach & walking/Burgh Island The beds are very comfortable and the bathrooms modern with good showers.
The dog bed etc is a thoughtful addition The table top football provided a lot of fun Big kitchen/workspace and the outdoor area is spacious and very useable Gated safe community We didn't have hot water when we arrived but the problem was sorted swiftly. Plenty of parking, we parked 3 cars and the electric charger was a positive for us. Some negatives: The house looks over a BIG caravan park, it was closed at Christmas but I should imagine the noise and traffic would be a nuisance in summer. It's a very disappointing view. The house is well equipped and a sociable space, but lacks a cosy feel, therefore it made it difficult to relax fully. And because it's lacks soft furnishings noise bounces around, especially when the table top football is in action! The sofa area particularly needs some rethinking, it provides a place to watch TV, but isn't sociable because you are all sat in a line, rather than a group. The coffee table is too small and you can't reach it from the sofa. If you use Challaborough on SAT NAV instead of postcode you come into the area via a tarmac road rather than a very narrow dirt track with a lot of potholes! This would seem a more sensible way to arrive. We also noted the following: Only one champagne glass Wine glasses could do with being upgraded Fridge is small for 8 and the door doesn't seem to shut fully. Cooker small for cooking for 8 adults Table is a tight squeeze for 8 adults Could do with a second shoe tray, not big enough for 16 shoes! Not sure the extractor fans were working, alarms set off twice 'Wardrobes' not very practical, no drawers for jumpers/t-shirts etc. We had an enjoyable stay, but based on the above we'd not revisit, or recommend to friends. It is a great location for the beach and walking but didn't provide us with a warm cosy feeling. Might be better for a summer stay, although you'd then be sharing the beach with 350 static caravan families!!

We both really enjoyed our stay at 1 Easton Barn.
We were pleasantly surprised at how well equipped the property was and it immediately felt like home. The property is very well situated. Its a short drive from various beaches like Challaborough Bay, Wonwell Beach, Bantham, Burgh Island etc. Up the road is St Annes Chapel which stocks your essential and last minute items and Kingsbridge is not too far should you need to visit a larger supermarket. There was a review somewhere which commented on the noise from the pool table below and it was audible from the room, however it didn't cause us any issues. The garden area is well kept with a small summer house, inside which is a BBQ and spare charcoal we could use if needed. Bathroom facilities were good enough. I've used far worse showers! Bedroom has ample storage and plug sockets. Living room was comfortable with plenty of board games for rainy evenings and the house in general was warm. Kitchen was better equipped than my one at home. No shortage of plates, bowls, saucepans, cutlery, utensils etc. In the spirit of a fair review, There were some areas of the house that could have used a wipe, so we just did it ourselves. Overall, I didn't expect this property to be as clean as it was given the age and type of building it is so I don't feel rating its cleanliness any lower than full marks would be justified. Lastly, we would like to thank the hosts for having us. The check in process was super easy, the property was good value for money and we genuinely look forward to staying again. We were very disappointed with the overall cleanliness of Gooder House on arrival.
As l informed the Coast and Country Cottages office on the next day. The whole house was covered in cob webs. The downstairs bedroom was particularly poorly cleaned. In fact I did question if it had been. There was a lump of chewing gum on the window sill, loads of cob webs and the bathroom floor was filthy. The lady in the office did offer us a re clean but by that time we had all arrived and were keen to get on with our break. I was also very disappointed that no one had seen fit to give us warning of the building work going on next door. This proved to be very disruptive on a daily basis. The builders arrived every weekday morning at 7.30 am with their radio blaring, which continued all day. When they started the drilling the noise in Gooder House was horrendous. In fact one day some plaster came off the wall in the hallway. Considering the cost of the holiday I cannot describe it as a relaxing holiday.

We really enjoyed our time at Easton Barn.
Located in a very beautiful setting. A vast improvement from our last booking with Sykes. Very clean and everything there you needed for a comfortable stay. We met the owner when we arrived who was very pleasant and helpful giving us good information about lovely local walks and places to visit. If you walked to the top of the garden which was quite large you could see all the beautiful countryside around you. Our Dog loved running round the lovely enclosed garden, which also had a summer house. You could also make use of the Barbecue. Well situated for trips around the South Devon Countryside and coastal regions. Bigbury on Sea just down the road. Had a lovely day in Dartmoor National Park and finished off the day with Fish and chips in Brixham on Friday before going home via Kingsbridge (which is a lovely town with walks by the river) on Saturday. Would highly recommend 1 Easton Barn.

The house is really lovely and we really enjoyed our stay.
The outside area is great and the open plan living is lovely. However, we found the area not great for teenagers. We had to drive everywhere to find anything fun for them to do and thatâs not always fun as the roads away from the property are not for the faint hearted. Where the roads are so narrow, what you think is a short journey in mileage actually ends up taking double the time. The house is also extremely hot! I honestly donât know how we would have coped if the weather was any warmer. I think an investment in some air conditioning would be a good idea. Going downstairs for the toilet was also a little annoying, but I am 8 months pregnant so probably annoyed me more than it usually would. All in all, we enjoyed our stay and we would definitely recommended it to people who enjoy walking and the beach, it just didnât quite suit our needs at this moment in time :)
