Great location and view over the Bay, 5 minutes walking distance from the train station with easy access to St Ives.
Before diving into a bit of detail I would like to say my family and I had a lovely holiday at the Lanyon and made some great memories. On booking there were no reviews as it was a new listing at the time so we took a risk and overall we were very happy. The walk to the nearest dog friendly beach takes you down an undulating coast path/track which is challenging, lots of steps and takes about 10 minutes once you cross the train track. But the reward once down on the beach is great, a very nice sandy beach and no restrictions for the dog. We stayed there for several hours on one of our days. Carbis bay is a lovely sandy beach but down a steep road. There is a hotel/bar where you can have a drink or two which was nice. The beach has restriction on the time dogs are allowed, I think 10am-6pm (but pls check) The house is big and spacious, but perhaps could do with some updating in the main bathroom and shower room. All works perfectly fine but just looked a little dated. No TV in three of the bedrooms, but as we were out and about most of the time not too much of an issue. Doors: a few of the interior doors did not open or close easily, you had to apply some force and this created a loud noise each time, not so much of a problem in the day, but at night was just not great. (easily fixed I am sure) The garden is a big space which is great for the dog, but the lawn needs cutting and grass needs some attention. Also need some better quality outside furniture, what is supplied seems very much like an after thought. Also a couple of sun loungers would be great. We liked the idea of the Wood burning hot tub in advance, but there is no wood supplied and the reality once there is it all seemed like a lot of effort. Would strongly recommend installing an electric hot tub in the future, as the view is great. We had two cars, one being a largish 4x4. The driveway to the house had an old cement post to one side of the entrance which was more of a hindrance/hazard and would recommend this be removed. The main sitting room/tv room is a nice large space with comfortable seating and open fire, I would recommend they remove the main painting opposite the TV as it depicts somebody being beheaded!, not great for young kids.. St Ives: Take the rain as parking in St Ives can be problematic, it is one stop on the train. We enjoyed Cintra as a fish/tapas type restaurant overlooking the harbour. Very fresh and tasty. I hope this helps, all in all the house and location worked great for us . (3 adults, 2 children (11 & 14) and a Cockapoo dog)

Upstairs in the cottage was lovely, though downstairs the living room was very small, photos on website do not show the dining table also in the lounge, and a large un-needed coffee table taking up all the room!
!! No drainer to dry pots on if you wanted to handwash. Plus side, lovely garden, outside tap, Badge Inn across the road was lovely, and great train access to St Ives. Cleanliness - sofas were covered in dog hairs, and absolutely stank of wet dog. I hoovered them after we arrived and left the rugs covering them in the corner all week which made it a bit better. Leaflets in the basket were years old, the window in the kitchen was so dirty on the inside you could right your name in it, Whilst checking around when we were leaving, under the sofa was also full of 'tumbleweed doghairs', and 3 draws upstairs were full of someone else's clothes from a previous visitor!!! Not great housekeeping standards, I appreciate it was dog friendly, but not everyone has dogs and surely it should be cleaned properly and deeply after customers!! Its not difficult to hoover under a sofa as opposed to round it. Would not recommend the cottage because of this, and we noticed there are other comments in the visitor book regarding same issues.

We loved Pippin, it is a beautiful little cottage in an amazing location.
So close (but not so it effects the peace of the cottage) to the train shuttle back and forth to St Ives & the bus route - we only used our car once during our week stay. There are great facilities & it is clear that the owners have thought long & hard about what is needed for a comfortable stay. It was lovely having the little well tended garden. Lelant is a great village and Porthkidney Sands just a short walk away is breathtaking! The bathroom was fantastic, the underfloor heating was a real bonus to keep it dry. We were disappointed that there wasnât any recycling facilities, we even walked up to Tesco at Carbis Bay with our plastic, cardboard & glass but there wasnât anything there either. A footstool would be idea in the lounge just for that extra bit of comfort! Some confusion about check-in & out times, the listing differs from the email received and the guest books differs again. 3pm check in and 10am check out would be ideal as 5.30pm & 9.30am takes a whole day of your holiday away.

Lapis is a beautiful apartment, very well equipped, spacious, comfortable and has the most stunning views out over the bay.
We were very fortunate to enjoy perfect weather throughout our entire stay this year so also made good use of the outside decked area. Special thanks to the cleaning team who ensured that the apartment was immaculately prepared for us. This year was our tenth year of visiting Carbis Bay and of booking through Carbis Bay holidays and we are already looking at availability for next year, we would recommend Lapis as a perfect base for your holiday. The train station is 5 minutes walk and a 4 minute journey into St Ives, also enjoying stunning views along the way or there's the coastal path to follow if you like a lovely walk, and if relaxing on the beach is your thing Carbis beach is perfect for paddling, swimming or paddle boarding, rarely seeing any large waves. If you've never been before you should seriously consider it!

Very disappointed with responses from Sykes following 2 separate calls.
All week we were plagued by an intermittent beeping from a neighbouring apartment. Although I appreciate the resolution may have been out of your control neither time did anyone call back to report what the management company were doing. And we had no courtesy calls. This noise was disrupting, especially at night when no other sounds blocked it out. In fact it would appear the MC did nothing. A guy testing the fire alarm on Friday ended up calling Carbis Bay Holidays who manage the property. They came out Friday lunchtime but only closed the kitchen window that had been open wide since weâd arrived. The beeping continued and was still going when we left Saturday morning. The drains need a clean as are most unpleasant when the washing machine is on. Otherwise apartment was very clean, comfy and welcoming. Everything
