When you head down the driveway at the entrance, it becomes apparent you’ve arrived somewhere very, very special. And the Boathouse Barn itself is equally as stunning as it’s surroundings. It’s clear that a lot of time and effort has gone into making this a high-quality, well-designed and homely place to stay. The large kitchen and living area was excellent for our group, and though the property is on two levels, the bathroom and one bedroom is on the ground floor, which is excellent if anybody has an issue with mobility/stairs. Caroline was very welcoming and friendly, offering local advice for our stay and welcoming our dog Seb too. Just be aware that gineaufowl are on site if you bring a pet. Location-wise it’s perfect - only a short drive to Norwich, and not far from the lovely coastal town of Cromer. Top tip: book ahead for lunch or dunner at The Gunton Arms (tremendous) or the nearby pub Recruiting Soldier - both are excellent, but booking is advised. Boathouse Barn is a real gem. We had a magnificent stay and would highly recommend it!

Exceptional and very good! From start to finish, this weekend break was outstanding! Lovely hosts Caroline & Matthew.. very welcoming and property was immaculate. Everything catered for you. Even provided a BBQ which went down perfectly.. comfy beds and lay out of property was spot on! Plenty utensils, and lovely finishing touches throughout! River opposite which was so lovely to see. Matthew & Caroline sorted some paddle boards which was wicked! Nice paddle to the rising sun for beverages ! 10/15mins away. Tennis court also opposite which was great fun! Rackets/balls all in property!!!! Grassed private lawn area adjacent in garden.. beautifully kept and peaceful. Walks were outstanding.. Wroxham nearby which is lovely area. Plenty amenities.. local pubs for food was very good! Few shops etc.. very pleasant. Neighbour was also lovely… willing to chat and very friendly.. the whole weekend felt just right! This is without doubt the best place we have been for a while. Well done C & M!

We enjoyed our stay in Saltburn. The house is in easy walking distance of the town and sea front and the area is quiet. On-street parking can be quite tight but we managed to find a space around the corner. The house has a nice private garden at the back - lots of birds and a table to sit out at. The house is quite comfortable but a few things do need some attention - the dining table chairs are rickety and have certainly seen better days (one chair completely collapsed when the leg/frame became unattached). The extractor fan in the kitchen is out of use and windows in the kitchen/lounge don't open but it's possible to open the back door to get some air through. Considering the price paid, it would have been nice if the host had been more generous with things like dishwasher tablets (only 2 provided), tea-towels (1 provided), kitchen hand towel & kitchen sponge (none), no oven gloves provided. Nice place but definitely room for improvement.

Superb location next to the river - so easy to paddle to and from the Boathouse. Lovely accommodation especially the large open plan kitchen and living room. Kitchen was well-stocked too, and we liked that there were rackets provided for the tennis court even though we didn’t use it - we brought our own kayaks so spent a fair bit of time on the water. Super, secure garden at the back but the brick wall by the patio area leading up to it was jumpable by our labrador - we easily sorted out this though by putting the garden furniture along the wall as an extra barrier, but just something to think about if you have an escape artist for a dog! We all loved our stay and the area. Caroline also posted some prescription meds we left by mistake. That was much appreciated and a very kind thing to do. In a 2-word summary - do book!

Location is great and the house has been nicely decorated, I really liked the cottage feel and the open plan dining, living room. Beds were comfortable and kitchen had everything we needed. It is an old property and the carpets, windows and doors seemed quite old. It smelt a bit musty when we first arrived but it was OK after a day or so of living there. Windows are single glazed but you are on a quiet road and it was warm weather when we were there. It was a bit dusty in places, under the sofas (we have small children so had to collect toys from under them a lot!) and inside some of the kitchen cupboards, mugs that obviously weren't used much etc. Overall we enjoyed our time in Saltburn and the house was nice enough but could be cleaner.
