    We had a lovely family weekend at Caxton House Jan 2025.

    Would definitely stay again. Thank you so much. Owners had left external lights on for us with it being dark at time of arrival and the heating was on so it was nice and warm on arrival. Very clean and tidy (just a few cobwebs on the light fittings in some rooms, but some of the room ceilings were very high). Only a short (10-15 min) walk into town centre. Shop at the bottom of the street and plenty of takeouts. Foot wash for muddy/sandy boots (though was great idea) we just didn't need it as it was very frosty when we were there). Owners had left us some washing up liquid a tea towel and a sponge. Toilet roll in all bathrooms and some rooms had hand wash, some didn't. No dishwasher tablets (bought some and left them in cupboard for next person). No testing strips for the hot tub so didn't end up using as couldn't smell and chlorine. Spent most of our time in the games room, the living room was lovely but it was very cold. Didn't see thermostat for this room till we were leaving. The room directly next to single bedroom (with the balcony). This mattress needs replacing, we wanted this room but mattress was so uncomfortable (just at the end of its life that's all). Would highly recommend this property and stay again.

    The property was amazing, we had booked the property for my mum's 80th birthday but sadly she had passed away before her birthday.

    We all decided to go anyway and have a brilliant weekend celebrating her birthday and life. There was 22 adults and 4 kids, the games area was fabulous with the space invaders and pool to keep the kids entertained it was just like been in a very friendly pub without having to pay for your drinks. :-) Plenty of car parking spaces, the kitchen area was very modern with plenty of dining/seating area which was big enough for us to all have our meals together. Everything that you need from the kitchen too, plenty of cutlery and crockery, lovely Chinese at the bottom of the road we placed an order and picked up 45 mins later. If you turn right out of the property it takes you straight onto the beach and down onto the peer. I have not been to Skegness for a very long time and it was really nice to see how much money had been invested into the town to make the beaches and surround areas really really nice. More than enough upstairs space and downstairs space for everyone, 10/10 would recommend to anyone with a large party, would revisit again.

    Our reported minor problems were resolved quickly by Steve, Thankyou.

    However be aware only one toilet in the house with bath and shower (albeit a lovely big one!). Also it's location downstairs is problematic during the night for youngsters and the less able bodied. Plenty of gadgets, games and gimmicks (incl sauna and hot tub). Good location on North end of Skegness. Be aware of adjacent main road noise for all bedrooms. Great Garden for children and pet dogs. Good WiFi and fabulous TV. However, more seating is required if more than 5 persons watching it. Be aware no clothes storage in main bedroom. Some drawers in second king-size bedroom, most storage in children's room where large wardrobe is situated. Great kitchen, great appliances and cooker. However we found on warm-hot days newly hatched flying bugs welcomed us home in the kitchen inside the patio door. Overall 4/5 for us.

    We were really disappointed with this stay.

    As we’d only booked for 2 nights and it was advertised with a hot tub, we were hoping to be able to use it both days. However, on arrival, it was switched off and on 13 degrees so we had to wait almost 24 hours for it to get to temperature and we’re asked to not use it past 8pm and therefore barely had time to use it. It was not well equipped re towels etc (only 4 and we had 6 adults). We also were not given access to the off road parking, key fob was offered to us at 9pm the night before we left so had to park further from the property. No air hockey table as advertised. The garden is beautiful and spacious, and the property was clean on arrival, we did feel very let down by facilities as hot tub was the main reason we chose this property, won’t be returning.

    Lovely property, it was tricky to find and access is via a one way street so if you miss it you have to go all the way round again.

    Kitchen was very well equipped, even had a Ninja air fryer. Outside space was lovely, hot tub and sauna both great. I would suggest taking a gazebo for the hot tub if the forecast is bad, then you can take full advantage. Property was lovely inside, just a few niggles; It wasn’t mentioned anywhere that there is a settee bed in the conservatory. There were only 6 dining room chairs, the table expanded to seat 8 (there were only 6 of us so maybe that’s why?). Only room for 5 to sit in lounge. No bedside tables in bedrooms (I like a lamp on one and somewhere to put my clock, book etc. I’m being very picky here and overall we loved the property and the owner was very helpful but it’s always worth giving a bit of feedback!
