  Barberry Brook was awful, it was filthy, dusty, run down, absolutely full of cobwebs/spiders/Insects and flies.

  We could not stay there. The owners weren’t there to greet us, we were wandering around for 45 minutes before just letting ourselves in to be disappointed. After phoning them to complain they were extremely rude and uncooperative. We had to wait well over an hour and 30 mins for them to return. The whole site was nothing like the photos, very run down, no tennis court as advertised, filthy games room and junk everywhere. The Photos online seem to be from years ago. Sykes wouldn’t return our calls to the emergency helpline, therefore leaving us stranded with zero assistance at 7pm. We wanted help for an alternative accomodation and none was given. Therefore we left the property and booked into a hotel, leaving for home the next day. We have now been told we cannot claim our money back. I have left a review on trip advisor with more details. We will never use or recommend Sykes again, and have been left extremely upset and our holiday ruined. This needs looking into further, I would suggest Sykes visits these kind of holiday cottages/establishments every so often to review the star rating as this certainly was far from a 4 star and very overpriced. We will carry on trying to get our holiday refunded as we feel it’s extremely unfair as to how we have been treated, especially trying our hardest to get help from Sykes but being left until the next day without any contact from them.

  The property is newly converted and was very clean and well equipped. The beds are extremely comfortable with very good quality mattresses and bed linen and the bathrooms have powerful showers and quality fittings. The location was excellent - being on the quieter and sunnier side of the estuary but literally a couple of minutes walk from Lower Ferry to get over to Dartmouth. Facing west, we had sun on the terrace until 8pm and there are comfortable sun loungers provided with cushions. It felt very private and you are not aware of people in surrounding properties. All rooms overlooked the river out towards Dartmouth and the views are outstanding and even better than the photographs suggest with plenty of boat activity to observe. We didn't bring a car and found that there were plenty of opportunities to get around via boat, steam train and bus and walks from the door on the coastal path. There are a lot of steps up to the house but this was stated in the description and we did not find it an issue.

  The property was first class!

  The photos on the website do not do the property justice! For one all of the rooms are so spacious and easily could accomodate 8 persons. Great to have to have two bathrooms one with a bath and both with showers in. The living area is big and spacious and fitted the 6 of us and the dog with ease! Dining area and kitchen is also very spacious with all the utensils you need for cooking and dining. Fantastic decking area also which we used in the sun in October...... very warm abd nice to relax with a glass of wine. Also great for the dog as very enclosed and no chance of escaping. Location was good for me as I walked the dog into Dartmouth every morning - just over 1 mile downhill and obviously uphill coming back but for the non walkers you can park the car on the side of the road by Dartmouth castle to walk in. Very peaceful location and all you can hear is the birds in the morning - perfect. Will definitely be back and thank you so much.

  The apartment was well furnished and equipped.

  However, it was beginning to look jaded and areas required redecoration. Whilst not needing TV, the advertised Sky and TV system was antiquated providing much less than a modern Freeview TV and was therefore misleading in the property advertisement. Whilst no fault of the owner or Sykes Cottages, there was repeated interference by one of the full time property residents (who claimed to be the caretaker!) when parking or moving cars in the underground garage. He approached myself and family members on a number of occasions demanding information on my rental arrangements and was eventually told to stay away from each of us. A less tolerant person may have reacted differently toward him. He should be firmly advised that as renters the car space is for their or their family members use and does not require either his permission or approval. Dartmouth house is well situated and I would be happy to recommend overall.

  On arrival at the key holder office the office manager sitting at her desk pointed to a table saying there is an envelop with your name on and the keys are inside, that was the full extent of the instruction she gave.

  We immediately opened the sealed retrieving the keys and proceeded in our vehicle to the car park area in the basement of the building. To enter the apartment building from the parking area, one required a code in which to enter the building security door. I had to return to the office in requesting the code. I was informed that the code was stated on the envelop by the office manager. I replied "it was a pity you didn't inform me of this when collecting the key's" Once more I had a reason to request a second door code to the refuse area. The same office person informed me in a cynical manner, the code is stated on the bin key label. I informed her that there wasn't a code stated on the label, and her reply "well there should be" and informed me of suck. My invalided Wife and I think the Management office personnel should be a lot more helpful and informative than we experience.
