The property was dirty.
I cleaned the wash hand basin which at first glance i thought was just worn but had thick grey mould around the plug and the plug hole was full of it and required lots of unspeakable debris and hair pulling out of it. The sofa bed is broken anddid not open and looked very thin and probably not sleepable on as per previous reviews. The cooker had a spillage which set the main alarm off. We stood outside for a.xonsiderable time while someone cam to cancel it. They did not investigate the cause. we did not eat the first night and had takeaway the second The housekeeper arrived on Monday to clean it. We subsequently threw away most of our food and left on Wednesday after realising that the grime was also on the bottom of a baking tray we had removed from the oven and which caused it to smoke when we tried to use it again on the Wednesday. This caused us to have to open all of the doors as therw are no opening windowa in the kitchen living area and no cooker extractor fan. The emergency phone number was not answered. The oven in my opinion being narrow, having only one shelf and no separate grill is not fit for six people. The cottage is not for six people. Had the sofa bed been functional it was impossible to sleep in that room due to two very bright emergency exit lights. The gardens are accessible by the public 24/7 and children walked in on one occasion. This is not in the listing nor the events where there is no privacy to be had. Overall it is tired and dated with the kitchen area and electric cooker sited on carpet. There is no draining rack for dishes and the tiny ice box was full of ice. The double bed sheets had old stains on them which was unpleasant although all bedding was clean.The beeping smoke alrm which i reported was taken away as they did not have a battery. I intend to seek financial compensation. We went home on Wednesday which should speak for itself.

Let me start by saying what an amazing place Heilan Roo is.
When you first arrive, the property looks as amazing as the pictures portray, especially if you arrive at dusk as we did. The house is very spacious and has two adjoining open plan living spaces. One we used during the day with a large leather corner sofa overlooking the front of the property and the other an entertainment area sharing itâs space with the kitchen and dining table. All the rooms are furnished to a high standard with quality furniture, paintings and hand made decorations in each room. The kitchen is well stocked and has everything you could ever need. Nothing is missing and you wonât need to bring anything with you. The gravelled garden was beautiful with its waterfalls that lit up on an evening and made for a fantastic place to relax in the log fired hot tub at the end of the day. We didnât use them, but there was also a BBQ and fire pit which would make for a great place to spend your time in the summer evenings Iâm sure. Elaine had put together a welcome basket with a number of goodies to welcome us. Both before and during our stay she was very attentive, offering tips on the hot tub, EV charging and places to eat and visit during our stay. Pitlochry itself has plenty of places to eat and visit and we followed some of Elaineâs recommendations by eating at McKayâs and The Old Mill. We also visited the Dam and Salmon Ladder which were free to access. A short walk from the house is the Killiecrankie Visitor Centre and Jacobite Cafe where you can grab a cake and coffee before walking the River Garry all the way to Pitlochry and/or visit the Soldiers Leap. Heilan Roo is a stunning property and located in a fantastic location. You really couldnât find anywhere better to stay and we couldnât believe our luck in being able to book it. We will definitely look forward to coming back again in the near future.

Wow, what a fabulous, spacious property.
The kitchen was very welcoming, and I enjoyed cooking in there. The beds upstairs were extremely comfortable. There are two single beds downstairs which Iâd overlooked, I had thought these were upstairs, one is comfortable the other not so. I feel that putting a king /double bed downstairs would work better and either adding a single to a double bedroom or exchanging them would be more beneficial as our youngest child did not want to sleep downstairs by themselves. Unfortunately, the property wasnât as clean as I would of liked. I had to clean as there were tea stains on the living room floor and lots of dog hair from the previous guests ( we were dog free) and after I swept up it would have been nice to be able to clean over the floor without leaving it all wet, as a mop and bucket would have(and the one available was not in good order) so a speed mop would be very helpful to clean the wooden floors. I also had to wash the blankets that were on the sofas. I think other guests have used these for their dogs as these were covered in dog hair, not nice to sit on! Weirdly some of the tea towels were covered in dog hair but that is obviously not the property owners fault! I would recommend Briggsyâs butcher for fabulous tasty delights and Jedburgh deli for your cooking needs. We had a trip to Kelso and the local garden centre, there is an amazing fruit and veg shop selling unusual fruits and tasty breads. Definitely worth a visit! All in all a great week away.

When we arrived the keysafe wouldn't open.
We called Sykes who weren't able to help as they could only tell us the code - which we already had. Fortunately a neighbour knew where the cleaner lived. In the end I managed to get the safe open with my car key, just as the owner called to make sure we were ok. Castlebrae is generally an attractive, comfortable and well maintained cottage, but our booking in December was marred by the kitchen and dining area being far too cold to sit in. The fully-glazed dining area (which has a very pleasant aspect over an attractive garden) has one radiator, which works, but is not at all adequate to heat the space in cold weather. We had to eat off our knees in the sitting room. This was extremely disappointing as I'd asked Sykes before booking if the cottage was fully warm as we intended to stay in a lot. I'm sure the cold in the dining room wouldn't be a problem in better weather, although we note that other guests have also made the same comment, so there was awareness of the problem. The location of the cottage was incorrect on Sykes website, although I understand this has been addressed. We would recommend Castlebrae for warmer months but until the heating issue has been addressed definitely not for winter months. At the very least there needs to be an extra plug in heater. The cleaner was super helpful and the cottage was spotlessly clean.
