  The Granary presents itself as a high-end rural holiday property, but its setting and several design shortcomings limit its suitability for guests seeking a quiet and comfortable retreat. Access is via a narrow, poorly maintained lane with multiple large potholes. The property is opposite a large yard filled with stock racing cars in various states of repair and piles of rusting vehicle parts. This detracts significantly from the appeal of the setting and is at odds with the property's premium positioning. Vehicle parking is possible for up to three cars; however, the access gate is tight, and manoeuvring larger vehicles would be challenging. The courtyard area outside the entrance is paved with polished slabs which become extremely slippery when wet, posing a potential hazard. Internally, the property is well appointed and maintained to a high standard of cleanliness. The kitchen includes a wide range of equipment, though if the Aga is not used then catering for larger groups is constrained by the two small electric ovens provided. Communal areas are spacious and benefit from large windows, offering good natural light. However, the bedrooms and bathrooms are comparatively small and provide limited storage and restricted space. Crucially, the location is not peaceful. While the busy A140 lies only 130 metres away, the primary source of disturbance is the active stock car engineering business directly opposite the property. During our stay, there were multiple early morning noise events, including a significant disruption at 06:30 on our first morning involving a large truck being loaded with stock cars, right outside our bedroom window. Thermal comfort is also an issue. The large glazed sections contribute to excessive heat build-up during summer sunny weather. The property lacks air-conditioning, and upstairs bedrooms become uncomfortably hot. This is exacerbated by the use of plastic mattress and pillow protectors. Furthermore, the two upstairs bedrooms feature large triangular windows with no blinds or curtains, resulting in excessive early morning light and disrupted sleep. The Granary is a clean and well-specified property offering generous communal living space. However, its practical shortcomings—particularly with respect to noise, location, thermal regulation and light —compromise its suitability if you are looking for a restful rural holiday destination.   A lovely week in north Norfolk. The cottage is beautifully decorated and well thought through. As others have mentioned, the automatic lighting in en suite a little annoying - just need to keep door closed. Kitchen well-equipped, road noise, should be 30mph not 40mph. Someone came Wed pm/ early afternoon to clean hot tub. We have been fortunate with the weather and enjoyed some lovely walks from the doorstep or a short drive away. Being so close to the north Norfolk Coast Path is great and the beaches stunning. A great find - we will return. 1 - left from cottage up to Titchwell RSPB and onto beach - lovely evening walk watching the sunset. 2 - right from cottage, through woods in Brancaster, saltmarshes past golf course into Brancaster beach - walk left up beach to see the seals and pups (7.5). 3 - Brancaster and Brancaster Staithe saltmarshes, Burnham Overy Staithe loop back to Brancaster (8m). 4 - Drove to Holkham, hired bikes and cycled around the estate (6m) visited walled garden. 5 - Parked in Thornham, walked to Old Hunstanton and back (9m). 6 - Holt and Sheringham Park loop - Poppy line steam train. 7 - Brancaster, along the saltmarshes boardwalk, loopback We have visited Norfolk many times. Love the location and the cottage (will return!) Lovely to watch the marsh harrier, deer etc. Didn't see the barn owl. Amazing fresh crab sandwiches from the crab hut in Brancaster (opens @ 10am). And White Horse, brancaster - recommend you book.

  Thank you for such a wonderful cottage. Beautifully decorated and equipped with lovely touches - the hot tub, bird watching with vinyl deck... and more..Amazing to see the design and renovation journey on the wall downstairs and insta. We had a Sunday roast and a last night meal at Briarfields which is dog friendly and recommended. We also had some breakfasts at Thornham Deli; lovely atmosphere and shop. Amazing (and GF option) fish 'n' chips @ Henry's Hunstanton, and beautiful walk to Titchwell, Brancaster beach and Thornham, which was pretty and great for bird watching. We visited all the beaches in the framed picture downstairs and Snettisham. Kings Lynn had a lovely historic area and great tearoom, Cobbles. We also visited Norfolk Lavender, Burnham Market - worth a visit if you like independent shops. We also went to Sheringham and Holt (Poppy Line/ NNL) and ate in the Whelk Coppers. Holt was full of quaint, individual shops. Our final tri[p was to Holkham, which was a brilliant day out. Merlin enjoyed his days out and the pooch parlour was great. The weather was mixed but we have had some good days and even when it rained, being dog friendly area, we did fine. We really enjoyed our week here in North Norfolk and its beautiful coastline.   The location is great for views across the countryside and to the sea. The property is well equipped and comfortable with the addition of a hot tub. It has been built to high specifications, some lovely touches such as the mural in the living room, armchairs by the log fire, the record player and the bar pool table. It was spotlessly clean. The cottage is close to the main road but we quickly got used to the sound of passing traffic and it is not a busy road. Having dedicated parking spaces always helps too. The ease of access to many places of interest and beauty (RSPB Titchwell and Titchwell beach, Old Hunstanton beach, Sandringham, and many others) makes this a great base. Another bonus is having two hotels (Briarfields opposite and Titchwell Manor a 2 minute walk) so close for eating out plus the Deli in nearby Thornham.

  May Cottage has everything you could want and more for a great holiday, with some really lovely extra touches. Four of us stayed for a birdwatching holiday in January and the cottage was lovely and warm with very comfy beds. The Bar Billiards table was a big hit, as was the vinyl record player, we’d seen it mentioned in a review so took a range of our old albums, it was a great trip down memory Lane. The hot tub was constantly hot and was a great place to sit and watch the geese coming over the garden at dusk. There were marsh harriers, red kites and barn owls flying across the field in front of the cottage. The kitchen had everything you could need, and was a lovely social space. We appreciated the EV charger on site so easy to use, it was so good we’ve already booked for next year.
