Yes, 'Met Expectations' but.
.. For the price (economic, ie about £100 p/n) the standard was mostly good, so no complaints there, but the 'write up' was rather 'over-the-top' - described as 'luxurious' - well not quite, eg I'd like a more comfortable bed for 'luxurious' and the 'platter of delicious local produce' consisted of a Higates flapjack made in Wasall and two Lichfields products - digestives and 'highland shorties' - from Northants. Not exactly 'local'! Didn't eat any of it - but the 'delicious may be a bit over the top too. Better to not mention them. In similar vein, the views were described as 'outstanding' - well, they were pleasant enough - a couple of fields with sheep, not exactly 'outstanding' especially in an area where there are indeed so many truly outstanding views. Strange that, although bed linen and towels were included, there was no tea towel. It was explained that this was because so many tea towels were 'stolen' by previous guests. My advice - just add £5 to the o/n price and buy in a load of Lakes tea towels and invite guests to take it away with them, if they wish, as a souvenir - compliments of the owners. One final thing - about being 'welcoming' - I did not read on the site I booked through (snaptrip.com) about not checking in before 4pm although I may have overlooked it but we did follow the advice to phone and let the owners know our ETA. Bit surprised that my wife was told to 'wait' while lady's husband was consulted before agreeing to our arrival at 3pm. When we arrived - after a 5 hour drive - at 10 minutes to 3pm, the entry gate was locked. It could have/should have been open for us - but perhaps the owners wanted to give us a message? Not the way to 'welcome' guests! By-the-by, with winter approachng and clocks going back an hour at the end of this month, if guests are not 'welcome' before 4pm, they will be arriving more or less in the dark. Surely, even with Covid ceansing, there is time from 10 am (departure time) to 3pm - 5 hours - to thoroughly clean and sanitise correctly.

A very warm welcome greeted us on arrival.
Tea & coffee making facilities were provided, as were half a dozen eggs laid by the hens which can be regularly seen in the woods around the back of the cottage. The hosts could not have been more helpful and the cottage is comfortable, quiet and cozy. All facilities were first-rate and we had the added bonus of the Tour of Britain (cycle race) passing right outside our front-door during our stay. The wi-fi is a little patchy at times, but perfectly serviceable if you're not expecting to stream 4k video etc - you are out in the middle of nowhere after all ! The local pub (Fetherstone Arms) in Kirkoswald serves excellent food and ale - we didn't get to try the Crown Inn across the road. There is a local shop in Kirkoswald for the basics and a well-stocked Co-op in nearby Lazonby which is a 30 min walk from Kirkoswald (with a few sizable but manageable hills to navigate). The woods situated in the grounds of the house are not accessible to guests but there are lots of lovely countryside walks that we enjoyed with our dog. The Lakes District and North Pennines are a short drive away, but even if you simply walk up to the top of the hill - the views are nothing short of sensational. Overall we would highly recommend a stay at the Coach House whether you want to explore the local scenery or just chill out and get some peace and quiet. We will certainly consider returning again next year. Finally - thanks to our hosts for such a pleasant stay.

My children and I stayed at the house a couple of times over the summer holidays and we would definitely stay again.
The house was decorated and furnished to a very high standard. There was plenty of space for everyone, including a lovely big living kitchen/dining area as well as two other separate living rooms. The kitchen had everything we needed and the bedrooms were very roomy. The bathrooms were all very luxurious, with special mention for the en-suite to the master bedroom including its amazing giant bath and lovely steam room. There was good outside space to enjoy the weather and the kids enjoyed playing in the garden while the adults relaxed with a glass of wine. The location was excellent â nice and peaceful=but within walking distance of the little town centre (although the return walk was harder as the house is located at the top of a bank). The town centre itself has lots of little restaurants, bars, shops and supermarkets (including an M&S food). There was also a little park a short walk away with lovely views over the hills, which the children enjoyed. There are plenty of tourist attractions within a reasonable drive too, including Lowther Castle (which is also recommended) and Ullswater lake. All in all, Iâd recommend this to others and already looking at dates for our next trip

Lovely Christmas card and bottle of wine which was much appreciated. The cottage was very nice,warm and cosy. Loved the staircase. The bedroom was very inviting, really comfy bed. Tv, kettle, tea and coffee. Good idea to have another toilet downstairs. Our son came and slept on the sofa bed, he said it was fine. He definitely enjoyed chilling out. Enjoyed walking down to the dog friendly pub. Had a excellent meal in The feathers. Went into the next pub which was also dog friendly but could only go in when meals not served. Good base to explore area. Went to Penrith and Keswick. Enjoyed both. Beautiful countryside, weather really kind to us at this time of year. Suggest leave a torch in the cottages if you are walking back to the cottage. It only took us 20 minutes to the cottage. Would recommend. AMAZING! The gardeners bothy was superb from start to finish, the surroundings are beautiful and tranquil with stunning wildlife literally on your door step.
The cottage caters for everything, even the bird and red squirrels feeder were continuously topped up and you can sit meters away watching them all feed. The cottage is super warm and cozy and the fire just adds to the coziness!! The shared walled garden is great and still offers privacy and a look at the country over the gate where we were regularly greeted by the sheep grazing. There was a lovely welcome pack on arrival with local produce and the cottage is situated perfectly in the Eastside of the lakes and although in the sticks not far from amenities in either pooley bridge, Penrith or Keswick there are also alot of local pubs dog friendly within walking distance, honestly couldn't pick a better place and will definitely want to go back here when we return, thank you to Kate Alan and the Team.
