This property should not be let again until it has been thoroughly cleaned and properly maintained.
On arrival it was clear the property is in need of attention. The front metal gate is unable to open properly partly due to the hedge next to it being very over grown. The forecourt has gravel and weeds in it and can in no way be described as a garden (as in the details of this flat). The front door is dirty and needs painting. We found the bedding and towels to be freshly laundered. The right-hand Venetian blind in the living room is broken. The portable heater does not work (the temperature during our stay went down to -4). The property was superficially clean, but not in the detail. Dirty cups were in the kitchen cupboard and a pair of scissors were covered in thick debris. Old crumbs in the toaster. The pull cord in the toilet next to the kitchen was dirty and discoloured. The radiator was very rusty. This was due to urine splash, but would not have got in this state if it had been cleaned after each occupancy. There were other rusty corners harbouring dirt. A very rusty soap/towel holder bracket was fixed to the wall without its tool. Just a dirt trap. Light switches and door handles throughout were dirty. A kitchen wall was spattered with what looked like coffee stains, but could have been anything. The heating thermostat in the lounge was missing. The thermostat on the hall radiator was broken and unusable. Bedside lights in the main bedroom flashed on and off continually. They could not be used and would be a hazard to anyone with epilepsy. Standard lamps in the lounge and main bedroom had only one bulb on each working. The top bulb fitting was broken on the bedroom one. Deep cracks on the ceiling and wall of the lounge suggest that the building should be surveyed for subsidence. In any event, these cracks need to be fixed before the property is let again. A booking condition was that we check out by 10:00am as is usual. The demand that we should do so by 09:00am was unacceptable. The further demand that we should bag up bed linen, etc. has nothing to do with safety. Your cleaner/housekeeper should wear gloves when doing this job, just as they should when cleaning. This is normal work at the end of a let. Attempting to place responsibility on the guest is unacceptable and could result in claims of items being missing. Photographs were taken shortly after we arrived confirming all of these comments. They were sent to the letting agents who did not respond.

En-suite shower non-existent, very poor water pressure meaning all 4 guests had to use one rather than being able to use both as advertised.
Headboard in bedroom adjoining the en-suite - very loose and away from the wall which caused disturbances through the night for all Thick of dust on top of picture frame in non-ensuite bathroom, clearly hadn't been wiped for months as there was much that much dust. Cupboard door in kitchen off its hinges, hanging off which was a hazard should the door have come off. Lack of tea-towels and pan scrubbers - clearly a money making exercise as other towels could be rented for additional costing!? Property was excessively hot but we had no control over the heating at all and this caused a lot of discomfort for a person who has fibromyalgia (sensitive to temperatures) No welcome pack like you see in all other lets - this was quite hostile and upsetting as you would expect to see nice little biscuits, tea/coffee to welcome you....but nothing Lack of accessibility which caused huge upset for my parents - no hand rails down the very slippy and poorly positioned slate steps to the entrance of the property. No guard rails for the shower facilities, which my mother needs but we didn't know there was a lack of such things at time of booking. It upset my mother's dignity and she felt embarrassed that she needed so much help around the property as a result of Lack of thought around this property. We even had to request a bath mat to make the shower/bath safer but due to lack of walk in shower (en-suite water pressure) my mother felt this really impacted her hygiene as unable to use a "shower over bath" facility. The staff on site however were helpful and did offer to change us to a different let however this would have been more upheaval for frail parents with mobility issues. We will not be going back to Low Briery holiday park, for the money we expected much more for £625 for low season. A very disappointing stay but more upsetting is lack of accessibility and the fact there is no mention of this in the cottage details - customers should be made aware of this prior to booking so they can seek a let with accessibility in mind. It should be detailed within the write-up/specification Please be mindful when booking and to request further information regarding accessibility should this be something you require.

This was a well equipped house although the kettle could do with replacing!
The rooms were a great size and there was plenty of space for our party of four adults, one child and a dog. I drive a Ford Kuga and with care we were able to just get it in the garage..just beware of the sandbags at the rear. It was well located and the building works had no effect at all on our stay. We were pleasantly surprised by the size of the rear patio area which was well used buy us in the nice weather. The negatives we have is that once you get to the property you see that there are notices saying that dogs are not allowed on the furniture nor upstairs. The furniture I understand as damage could be caused but the reason for not allowing dogs upstairs was to prevent future guests with allergies from having a reaction. This made no sense in a property which allows dogs, especially when there were items of furniture that were costed in dust! In order to prevent our dog jumping on furnishings overnight we closed the doors to the living areas, but there is no door to block off upstairs. Thankfully weâd brought our pet bed and was able to coach our dog to stay in the hall, but it could be an issue for other dogs. Also, the property was only supplied with three toilet rolls which seems quite low for a 5 star property that sleeps six.

The house is lovely, the rooms are all a great size, We could not believe the amount of kitchen equipment, so many cupboards full of everything needed for self catering.
We usually find there is enough crockery and cutlery for just the amount of people the home is for, High Hill Farm catered for a lot more . Everything was of good quality from the towels to the bedding. The gardens front and back would be great for a nice day but we were staying for New Year and it was too we and cold to sit out, the dog loved it though. The children loved the sitting area which is part of the kitchen and played in there as often as they could. Very close to the town and walks. There is a sausage place behind the house where you can purchase sausages and bacon which is handy for breakfasts. The pencil factory is only Two minutes away. The museum is not far and your ticket is valid for 12 months. The children 6 and 3 years loved it, so did the adults. I have seen reviews stating there is not extra toilet paper or no treats etc, it is self catering, if you do get these things it is a bonus but not expected in my opinion. The heating was exceptional, it was freezing outside and we were never cold, we have been wishing we could go back just for the warmth. Highly recommend this home from home.

This was our third visit to Laal Field House.
We hope to get back again next year unless it is (as usual) fully booked. We love the house, its size, garden, location ... everything. A couple of comments / negatives from this year. The house does need a tidy up in a couple of places - Small patch of wallpaper hanging off the ceiling in the living room, mould spots on the ceiling of the main bathroom. The refuse bin. We were five adults, one toddler and one baby. The bin was almost entirely full when we arrived on Friday. It was emptied on Tuesday but we had almost entirely filled it with refuse and nappies by the time we left on the following Friday. Could really do with a larger refuse bin. Only one front door key this year - to be used by the two families at the house ! - Contacted Sykes, somewhat unhelpful and possibly patronising (in my opinion) response. And no high chair this year (we were provided with a high chair on previous visits) The house really does have every facility ... except a high chair.
