  My fiancee and I had booked another lodge about 30 mins from this one and due to it being wholly unsuitable for people to stay in we were forced to find somewhere else or go home.

  After couple of hours the team at sykes, who were amazing and bent over backwards to help us, had managed to contact the owners of Ash Tree Lodge. They agreed to allow us to stay 4 nights with 45 minutes notice. The lodge is set in the beautiful countryside on the outskirts of york, less than 30 mins drive from the very centre. There is everything you could want and need there for you with a co-op 5 mins down the road. There is a local pub called The Three Cups and their service and food is second to none. We went twice! There was a power cut on our last night which was due to a thunderstorm, the owners did everything they could and kept us in the loop all the time. The Lodge itself is beautiful. Extremely spacious inside, superbly well equipped and spotlessly clean to boot. The crown jewel and what made our weekend perfect was the hot tub. This was set to the side of the lodge and it was perfectly secluded and private. You could make it as intimate an experience as you wanted to and not be disturbed. The view of the heavens in the late evening and night from the tub is breathtaking. This is definitely the place to book and we are seriously considering coming back here for our honeymoon.

  We have had a fantastic holiday at Ash Tree Lodge.

  It was very clean, perfect quiet position on the site & well equipped with everything you would need for a perfect stay. This included plenty of kitchen equipment, washer/dryer, dishwasher & of course the amazing hot tub. There is also plenty of storage space in the walk in wardrobes in the bedrooms. There was some road noise at night as stated in the site description, but it didn't bother us and we are used to a very quiet location at home. The hot tub was fantastic and well looked after & maintained during our stay. The area is beautiful with some amazing places to visit. In the little village of Stamford Bridge we enjoyed meals at the New Derwent Bistro and at the Three Cups. We also had great takeaways from Stamford Pizza and the Chinese. We have had wonderful days out at Bridlington Bird of Prey and Animal park (make sure you stay for the 1pm bird show if you go there), Whitby, Scarborough, Flamingoland, York & many more. There is so much to see and do in the area you will not be bored. We would not hesitate to return to Ash Tree Lodge or the area. Thank you for a wonderful holiday.

  All in all a very disappointing property.

  I have stayed on this park before in a much nicer lodge. It felt very un-welcoming and neglected. Toilet seat loose in shower room - had just been left perched on the toilet bowl, toilet door doesn’t close in main bedroom, radiator in main bedroom toilet not working, double mattress very uncomfortable (also reported on previous reviews), 3 bulbs out (reported in May 23 on a previous review), outside light has energy bulb which provides no light at all, back of tv remote control stuck on with a grotty fabric plaster, no doormat at patio door (we needed to use that entrance as it was easier for my Mum to use the steps with the railings) cigarette ends left in ashtray on patio and also many on floor near side door, cobwebs, contact lense on floor of bedroom & also another stuck to chest of drawers, tea/coffee/sugar jars with dirty contents, chipped plates & mugs, information booklet 6 years out of date. This property requires some TLC and a better cleaner.

  Lovely layout beautiful lodge.

  Loved the games and DVDs to use. Shower was amazing. Lots of storage. Lots of information left of things to do in the area. Which was very helpful. When we got there unfortunately down the side of the toilet looked like urine.. the 2 single beds were good for comfort but the double was extremely uncomfortable. The radiator in the toilet ensuite didnt work and the window in the let in a big draft so was very cold and because the ensuite door doesn't fit we couldn't shut it to keep the bedroom warm. We had to prop it shut with a towel. Also the kitchen sink plug doesn't work the whole plug and surrounding comes right out out the sink. Luckily we found a bowl in the boiler cupboard so we could was up. We would of liked to have hoovered but the Hoover in the boiler cupboard had half missing and the one in the main bedroom cupboard had no wheels and the pipe wasn't attached . So we brushed the carpet as best we could.

  Located in a beautiful place.

  Well connected to A9 and motorway. Other major cities are within affordable travel time. Co-op store is just 6-8 minutes from the lodge. Check-in was very easy and trouble free. There is WiFi from EE which works okay for browsing but very helpful though. Fridge، freezer , iron everything we need in place.There are few things that need to be looked after. One of dining chair was broken, I just escaped from injury as it broke down when I sat on it. Sofa is old and not qualified for a luxury lodge. Floor carpet should be better than existing one. Main bedroom toilet feels damp. We found everything we need in the kitchen and in the toilet. When we checked in, lodge was all set, neat and clean and bedding and all other stuffs in very good condition. No complaints about it. Overall, we had very good 7 nights stay here. 4 out 5 star rating due to issues mentioned above.
