  A fantastic location if you like solitude, set well into the estate among woodland with wildlife in abundance including roe deer, owls, foxes etc. The mile long route in from the gates is through open pasture with herds of fallow deer and flocks of sheep, hares, and in the evening lots of rabbits. Holkham is a wonderful place to stay particularly if you are into wildlife, especially birding. The wildlife conservation area is close by as is the beach. The Victoria restaurant is easy to get to without coming off the estate where the food is very good. The lodge itself is very cosy and warm once the log burner is lit. (There are two radiators but not quite adequate on there own for us as at the time, february, as the outside temperature was close to freezing) It consists of one very large, comfortable bed sitting room with separate loo and shower room. Plenty of things like tea, coffee, sugar etc plus some very nice Holkham biscuits, both savoury and shortbread. There are dog bowls provided along with some treats in a tin.

  The Old Granary is spacious (huge kitchen) and really nicely furnished. Whilst it is not far off the main road and less than 10 minutes walk to the supermarket, it is a peaceful spot next to the Broads Museum. The icing on the cake for us was the access to the water. There were three of us, and with our paddleboard plus the kayak at the property we spent hours on the Broads - fantastic. We made several trips to the beach at Horsey Gap (take a walk down the footpath to get to the spot where the seals rest at low tide) - the Dunes Cafe at Waxham is a lovely place. It is still an easy drive to get up to Cromer. We've been to many holiday lets in Norfolk and this one is not in the area we would probably normally choose, but I would definitely go back because it was good value for the standard of the property, quiet location, and the access the Broads is a winner.

  A lovely peaceful setting, comfortable accommodation and very helpful hosts. We had a warm and as we were arriving in the night, they left the outside light on for us. We enjoyed seeing deer, pheasants, and other animals enjoying the garden. We were lucky enough to see a kingfisher too. The paddock was great for our dog to run free in the mornings. The common and woods are nearby and great for exploring. The welcome pack was much appreciated and the hosts even provided extra towels for our dog. It's all on one level so those with mobility issues will find it comfortable. I am recommending this to my friends and family. We are planning our next stay in the next few months.

  From the minute we walked into the property we felt at home. The welcome pack was totally unexpected and included more than you would usually expect. The kitchen area is superb and fully equipped. WiFi worked well and the bedroom and ensuite area were clean and very comfortable. Our dog loved the freedom of the attached paddock and there are lots of dog friendly places to go. Recommend the Marsh Harrier which is about 10 minutes away and where our dog was made welcome in the bar area. Food is excellent and reasonably priced. Further afield there is Cromer and Great Yarmouth - both worth a visit. All in all a great week away so highly recommended.

  The cottage was very well appointed and the description of the facilities (including the lack of sink) was accurate. Actually, the description undersold it slightly, as it didn't make clear that the cottage has wifi. The standard of furnishings was excellent and the property manager was very helpful. The welcome hamper, with its range of local products, was a lovely touch. It's a beautiful location, in a remote corner of the Holkham site. It actually felt like a luxury hotel room, transplanted into a woodland setting. We will definitely return to try another of the properties at Holkham.
