    A group of 14 family and friends stayed here for a fairly wet week in March.

    While we loved most things about the property, we were very disappointed that there was no access to the garage and drying facilities, and no garden furniture as described. The “summer house” was disappointingly an empty shed. I was pleased that I didn’t invite a total of 16 people, as I felt the downstairs en suite bedroom wasn’t fit for purpose. I feel it should be altered to either a single bedded room or a bunk room, which would make the 2 ground floor rooms suitable for a family. As it stands, the en-suite is difficult to get to as it’s such a tight squeeze round the bed. I had hoped to put someone with limited mobility into this room, but it wasn’t possible. The other ground floor room, that has the only direct access to the garden and hot tub, is a beautiful large room however, with masses of storage space. The hallway was constantly cluttered with at least 14 pairs of wet shoes! Wet coats were strewn everywhere. This didn’t spoil the holiday too much, as everything else was great. All the beds were comfy and having 2 lounges was a bonus for those who like to distance themselves from the rowdier folk! The rather strange way most of the lights automatically came on took some getting used to.. it was unpleasant having the en suite lights turn on fully each time the loo was used during the night! It would have been helpful if we could have operated the rooms with light switches. All in all, we had a great week in a lovely property. We had no problems finding parking places for our many cars, and contact with the owner was very easy and pleasant, especially when she allowed our early arrival. I recommend this property, a 10 minute stroll from Keswick town centre.

    We are a family of 7 who stayed at the Paddock, with 3no.

    elderly parents who have limited walking abilities. The location was great as close to the town with plenty of Restaurants, Bars and shops. Fitz park across the road from the house was great to walk with our dogs. The house has 8 no. bedrooms and the beds all very comfortable. The towels and bed linen all good quality, 3no. bedrooms did not have TVs or the Tv didn’t work. There was no pillow protection, Bedroom 1 had stains on blanket. The kitchen had plenty of cooking and eating equipment. There’s 2 good size lounges that had plenty seating and a great dining room. Unfortunately the hoover didn’t hoover very well and no there was no bucket to wash the floors. Some of the bathrooms needed a little more cleaning as there was mould. We had 2no. en-suite bathrooms with wonky, broken toilet seats. The 2no. ground floor bedrooms did not really work for our elderly parents as one bedroom had a en-suite, the access around the bed to the bathroom was very small, there was no wardrobe. The other ground floor bedroom had a nice big bed but no en-suite, this bedroom had the only external rear door to the garden, we had a few problems with the door lock. There was no rear door Mat to walk out to the garden. The front door was also a little difficult to unlock at times. There’s a small terrace garden with a hot tub, a summer house, 4no. chairs and a coffee table. We would have liked more seating in the garden as there was very little space for us all. We did enjoy our stay in Keswick, however I think the house didn’t really work for our family.

    We were a family group of 9 ranging between 5 and 87.

    The house was clean and well presented and the number of bedrooms suited the dynamic of our family group. On street parking was very limited and we struggled to find spaces for our 3 vehicles. There were 2 reserved spaces a short walk away but a house that sleeps 14 people will always have at least 3 vehicles. Ground floor space was excellent and there were plenty of comfortable seats for the 9 of us. Any more than that, you might struggle. The dining room was pleasant but the bench seats were somewhat uncomfortable after a while. The kitchen had plenty of crockery, cutlery and glasses but we really struggled with saucepans and frying pans. There were only 3 small saucepans and 1 small and very burned frying pan. In my opinion there needs to be more. There were, however, plenty of glass casserole/roasting dishes. The heating was an issue and we were cold most of the time. There are thermostats on each landing which control the heating for that floor. So at bedtime when everyone goes to bed and closes their bedroom doors, when the thermostat on the landing reaches temperature the heating goes off, leaving the bedrooms cold. The location of the house was really good. Just a 10 minute stroll to beautiful Fitz Park and the River Greta. The town centre was a short stroll away and stunning Derwent Water only 15 minutes on foot. The town was exceptionally busy over the new year period with a great market on Saturday. We found the restaurants to be very pricey. All in all a pleasant stay.

    We had a great family reunion, the cottage was very clean and we all thought the beds were extremely comfy.

    It was great having an en-suite each but the tub in the main bathroom was particularly appealing to one member of the family. The sitting room was well used of an evening, the woodburning stove was lovely and very well used as we did find the property very difficult to heat but being from Scotland and Snowdonia, North Wales we are built of sturdy stuff! A couple of members did think the large sofa in the sitting room was uncomfortable but the dining area was ideal, plenty of seating and space for the family meals we enjoyed together. As the nominated cook, I did think the kitchen lacked a lot of general utensils and more serving dishes and egg cups (3 for 8 of us!) would have been appreciated. Hot tub was great, although the fellas didn't get a look in. The parking was a real bonus and we could fit 3 cars quite easily as advertised. The location was perfect for us, close to Fitz Park (literally on the other side of the road and river) and Hope Park and just a short stroll through Keswick town (which we loved) to Derwent Waters. The girls (our 2 dogs) loved the extra walks and it was nice to have a fully enclosed patio at the rear for them. All in all a great week away and we are most definately thinking of rebooking for next year.

    The only thing we would mention was that we were told a high hair and travel cot would be readily available.

    Upon arrival, we couldn’t find either. After a phone call to the office, we came to realise that the travel cot was in a wardrobe in a different room than we were told (this wasn’t really too much of a problem). However, in order to locate the high chair we had to unlock the cleaners cupboard door upstairs, locate a key which unlocked a door downstairs to a cupboard with the high chair in (felt a little bit like Crystal Maze). However, overall, we had a very pleasant stay. The hot tub was a wonderful added extra and really made the holiday for us, after long days of walking, a relaxing time in the hot tub was well needed. The property was a 5 minute walk to the town centre which was perfect (we saved so much money on parking). The property itself was wonderful, very spacious, very homely. The beds were comfortable, the ensuites were great and the family bathroom was lovely. Everywhere was very very clean. This property would be the kind of property we would be looking for when and if we move to the Lakes. Would 100% recommend the property and would definitely stay here again. Thank you! Thank you!
