3 Star property at best!
First impressions as we arrived at the gate were good. The house looked good as did the huge garden. Unfortunately things went down hill as we went up hill to the parking area. There is a rusty, old bbq propped up in the corner of parking area (as mentioned in a review from 2022). It has now been joined by a broken lock box, a piece of discarded rope, an old door mat and a dead fir tree in a pot. There are lots of weeds. The shower room sink hadnât been cleaned. Someone elseâs globs of toothpaste spittle in the sink. To be on the safe side I cleaned both bathrooms before use but couldnât do anything about the black mold in the shower or around the bath. The main bathroom light cord has been repeatedly broken and then shortened. It now hangs about a foot from the ceiling and cant be reached by children or short adults. Kitchen - the cooker needs condemning. 4 of the control knobs came off in my hand and were covered in grease. The grill door doesnât stay open so you need to juggle holding the door while trying to retrieve hot food with the other hand (without an oven glove as one isnât supplied). The grill rack is also missing from the grill pan. The fridge is missing the salad crisper box. The kettle was covered in grease that had splashed back from the cooking area. The on/ off switch flew off each time the kettle was boiled. The frying pan cupboard was filthy. While there are plenty of good quality clean crockery & glasses the saucepans have seen much better days. The tv is supposed to be a smart tv. It will pick up Netflix & Prime but wonât link to any other streaming service such as iplayer. The signal drops out repeatedly. Even the supplied dog bed was dirty. Basket filled with hair and dirt. Is it too much for the cleaners to shake it outside prior to incoming guests? It says it all when the cottage visitor book/ maintenance log fell apart. It should be noted that my above comments have been previously reported in the visitor book. We did have dialogue with the owners during our stay and they compensated us to a degree for the above faults and our additional costs. They also assured us that they would be taking steps to rectify the problems. That will be up to future guests to assess if this happens. Old houses have their quirks that can be charming. However this is no excuse for tired, dated decor and poor cleaning. Manor cottage is in desperate need of TLC. Sykes Cottages must take their share of the blame for their disingenuous description and misleading grading of 5 stars. This is a three star property at best and only because of the large garden.

Ann welcomed us and gave us a comprehensive tour of the Chalet but was always ready to answer any additional questions. She and Sarah, her daughter, are a good team! They left us an amazing welcome basket with biscuits, eggs, sweets, tea bags, hot chocolate, sugar, coffee, mulled wine, etc. ( that wasnât everything!) We met Annâs husband, Dennis, and daughter-in-law Helen and young Edward, Annâs grandson. All very friendly and happy to engage. My elderly mother and I stayed here during one of the coldest weeks of December. No matter, we were very cosy and didnât feel the need to venture far. The log burner is very efficient and easy to manage even for an inexperienced townie like myself. The Chalet kitchen is amazingly equipped, above and beyond what most cooks would use. Useful touches like neat labels on the light switches show an attention to detail. And everything was beautifully clean. In most places I stay I usually find myself bleaching everything before use. Not here! Totally comfortable with the standards of hygiene. Some have complained about there not being a dishwasher but for me itâs no big deal to wash up. Just rope in the other occupants, chat, and watch the trains! The views from all windows are so peaceful. Watching the sunrise and sunset on a couple of the days was stunning. One night I downloaded a stargazing app and enjoyed identifying stars and a couple of planets as the sky was so clear. We even enjoyed watching the trains. They didnât disturb us but they because of the season all of the windows were closed. The farm track is a nice little walk which we did a couple of times. The track itself is well-maintained considering it is a working farm with wagons and farm vehicles constantly using it. There is a passing place at the halfway point so no panic if you meet another vehicle. We didnât eat out as we were so cosy and I could cook at a slower pace. Northallerton, 7 miles away, has all one needs for food shopping. Nearby is the English Heritage site, Mount Grace Priory and gardens, which is well worth a visit. Further afield are the North York Moors, stunning at any time of the year but especially in the snow! I honestly couldnât find fault with the Chalet and, hopefully, we will be able to stay again in the near future.

The location of the cottage is excellent if you need to relax in peace because it is quite far away from the road so it's very quiet.
The cottage owner is very welcoming and provided us with all the information we needed about the area. He also allowed us to change the booking to the other cottage when we realised that the cottage (Cooper) we originally booked didn't have a walk-in shower which could have proved difficult for my husband who has mobility problem. Pottowe Cottage is very roamy, clean and just what we wanted really. The only downside about the holiday is that the cottage doesn't have a wi-fi connection so you are totally cut off from the rest of the world. My daughter who was working on her dissertation and needed the internet could not do anything so had to go to York to work instead. The cottage owner has actually got a wi-fi connection and perhaps in future (just a suggestion), they provide a wi-fi key to the cottages for their guest to tap in - it would not cost them extra to provide this. The area is rich in history and there are so many interesting places to visit - abbey, priory, ruined castles, historic houses and lovely seaside towns. We visited Saltburn-by-the-way which is a beautiful place. Castle Howard is the one not to miss. Thank you, Sykes Cottages!

Four adults and two dogs, staying for two weeks.
An excellent house with plenty of space for us, The house was very clean and in good condition with clean carpets/surfaces and bathrooms were spotless. The cooker and fridge are new and there are additional freezers and fridge in the utility room, if you need more space. Lots of plates, cutlery etc. The gardener is very polite and respectful. The garden is a lovely area for dogs to run around, and has a nice outdoor bench, seating area and BBQ set. My only criticisms are that one of the curtain poles wasn't properly attached to the wall mount and needs screwing in and some of the cushions for the outdoor furniture have old mould/stains on them and need replacing. Pretty minor complaints in context, and the only things about the entire house that I could fault. All-in-all this house is a wonderful, relaxing property. We used it as a central base and travelled around the Dales for long walks, bike rides and visited Whitby, Thirsk and Fountains Abbey (which we would definitely recommend!).

Ann our host was welcoming and friendly.
The chalet was exactly as was described in the bio and more. Extremely clean, comfortable lounge furniture, dressed with a Christmas tree. It has everything you need for a homely holiday:- we had a wonderful quiet Christmas break, mum cooked the dinner in the chalet and had everything to hand. We played board games (sure mum cheats) and was a reminder to enjoy family. The chalet is perfectly situated in beautiful farm land, we had a hooley blowing during the evenings but the chalet was cosy and has a log burner for a truly winter warming feeling. As I have health issues the mobility aids in the shower gave us peace of mind. Ann left us welcome gifts that was so kind.. We visited a few places including the chalk white horse but we really only wanted a quiet reset as a family. We definitely will be returning to the chalet in warmer months so we can take advantage of the garden and to visit the beautiful area.
