Please take the above as feedback as finally I would like to say the property was the nicest most comfortable property we have stayed in and have already recommended to friends and fellow cornwall lovers.
The first thing that struck us on arrival is that on the site the property is listed as a house, but on the receipt as an apartment. It soon became clear that there is a ground floor flat beneath the property. This meant there was no direct access to the garden as expected. In fact we had no pass code to access the shared garden area. This we got after a call. The next point was that the property was cold inside. Of the 9 thermostats all were either off or in Holiday mode (frost setting). After finding the thermostat instructions i sorted this. With the 2 items above it would have helped if there was a welcome pack with instructions ie where the towel rail switches are ( another point) where the bins are (yet another), if there was a recycling bin? local amenities (especially as the shop, due to illness, has erratic opening hours). Usually we find having rented in cornwall > 30 times in the last 20 years, there is spare bin bag and a little washing up liquid, but this was not the case here.

If you're looking for all mod-cons and flashy decorations then this is not the place for you.
If on the other hand you would like a spacious old fashioned cottage on a working (Quiet) farm a short drive from some of the best sights in Cornwall, then you're in luck. Comfy beds, luxury bath towels, loads of crockery, fresh flowers, a nice welcome pack and a table ready laid for a night-in were a few of the positives. Unfortunately there was no hand soap in the bathroom, loo or kitchen, and no gels for the shower - though the pictures do show some. A quick trip to the local Co-op solved that oversight. This is a very warm house so we didn't resort to the open fire (Note: You have to take/buy your own logs/coal) and the boiler is a bit noisy when it fires-up. This house isn't perfect or precious but it's not expensive and has character. We would recommend it to anyone.

The chest of drawers in one of the first floor bedrooms wouldnât open and the knobs were loose.
The bolt to lock the bathroom door was broken. In the main loft room there was the front off of one drawer, the knob off of another, filthy carpets, a pair of someoneâs pants clearly visible next to a set of drawers, someoneâs makeup next to the dresser, and some packaging from someoneâs poncho under the foldout bed. That to me says the most that was done in that room was the bedding was changed (hopefully). Generally cleanliness was pretty non existent and disappointing. There were cobwebs everywhere that clearly had been there for quite some time. We stayed in this cottage last year and we didn't experience this. I would say this needs addressing fast... cleaners have let you down massively.

The property was immaculately presented upon arrival.
Scones, jam, clotted cream and Cornish apple juice waiting for us was a lovely touch. The area is so quiet, it was easy to relax. We were fortunate with the weather and sitting on the balcony, which gets the sun most of the day, was a delight. We decided not to take our dog with us on this holiday and were glad we made that decision as, being on the first and second floors, the grass area is not easily accessible and dogs are not even allowed on it. So we would have had to take the dog out the front of the property and around to the grass area beyond a tennis court (not available for use) each time. So more dogs allowed rather than dog friendly in my opinion. Other than that I canât fault the place.

The property is in a lovely spot but there are a few issues which people should be aware of before they book.
Firstly, the noise levels. There is a park & car park behind the property which draws walkers very early in the morning & teenagers late at night/early hours of the morning!! Secondly, no sun canopy on the balcony. It wasnât that hot whilst we were there, but it was too warm to sit on the balcony for any length of time. This meant the lounge was stifling in the afternoons as it is South facing. Some form of sun cover is needed & air conditioning when the weather is hot. The property has good facilities & I canât think of anything we didnât have that we needed during our stay. The 2 issues above did spoil our stay & we wouldnât return to the property for those reasons.
