Our stay at Kings Cottage was everything we expected and more.
The photos in the site donât actually do it justice, itâs even better. Our favourite feature was the log fire which kept us warm and cosy. Though our stay was during rain and cold weather we were never cold in the cottage - there are powerful heaters and extra plug ins but once the fire is roaring it heats the whole house. The downstairs was large for our family of three and had plenty of seating for any visitors. There are shelves of books and games to entertain and a good TV with Netflix too. We were working whilst staying at Kings and the WiFi connection was good in every room. The kitchen has everything you need and everything works well. The garden is gorgeous with a little stream at the bottom but it was a little too cold for us to enjoy. The village of a Fulbeck and the surrounding areas are welcoming and quaint. There are plenty of good walks and gorgeous pubs and artisan shops. I recommend many of the National Trust houses in the area - especially Belton. The information book lacked info on bin collections and what to put where and the cottage lacked a clothes horse ,there was one on the garden but it kept raining!) That is the only, very small, negative. We will definitely rent this cottage again. Thank you so much for a great stay.

Disappointed.
Cottage was super clean but soulless. Black, white and grey, dark rooms lit by bright ceiling lights with no soft furnishings to offset high ceilings and tiled floors. Rugs would not impede underfloor heating and colourful cushions would add warmth. One shelf in the oven is inadequate to cook a meal and there is limited preparation space in the kitchen. We had expected a welcome visit from our hosts but they did not call despite living on site. For future visitors, take toiletries, foil, clingfilm etc as these are not provided. TV takes DVDs but none provided. No magazines or board games save one pack of playing cards. No walks on site except small grassed area. Takeaway menus should be considered as not everyone is happy to choose online. Sorry to be negative, we revisited the area where we built our eco house and lived in Gedney Drove End for 8 years so know the environment. We have also owned and run a letting cottage for some years. Most important, we always greeted our guests. We gave free access across our five acres too!

We chose the property for its location.
Very close to Lincoln, with a regular bus service into the town, castle etc. Also a pub within walking distance that does food, and several others close by. Well located for other attractions, airfields, NT properties, and even the coast only around an hours drive away. Particularly impressed by the Woodside Wildlife Park so close and several small nature reserves and walks. The weather was not too good, so no problem for us, but the outside of the property was just a scrubby area of weeds and broken tree branches, with just one small folding wooden seat, so we could not have sat outside had the weather been better. The property itself was fine, well equipped and well arranged in a smallish space, had everything we needed. We personally struggled a little with the small bed, which unfortunately we both found not very comfortable. Nigel and Charlotte.

The semidetached 3 bedroom house is situated absolutely in the middle of nowhere.
Surrounded by fields amazing views. Perfect for a quiet week. We stayed end of April. So quiet maybe no so in farming season. Itâs a lovely well equipped house. Everything you need to feel home from home. Bathroom downstairs but lovely and big. Towels were soft and fluffy. Water hot. The bedroom we only stayed in the main one. Mattress very soft and comfy. The floors are not carpeted so I would recommend bringing slippers with you. The enclosed garden is secure for your dog to be safe. The WiFi was perfectly fine for us we watched Netflix no bother. We used as a base and went to Sandringham, Kingâs Lynn, Heacham and Hunstanton. Also we walked our little dog each evening down the lane to the house. I would recommend to stay here. We really enjoyed it.

This cottage was a really good find, set in a beautifully tranquil location, with its own private garden.
We were met by the owners and shown round the period cottage, very clean and cosy, with the bonus of beautiful home made scones with jam and cream waiting for us. We did use the log burner a couple of times as it turned cold at night, but it was mainly for show as the cottage was already heated by storage radiators which meant it was delightfully warm all the time. If you would like a location where you âcan get away from it allâ, then this is it. Simply sit in the garden, listen to the birds, observe the horse in the field across the stream, enjoy the tranquility. We will be booking again.
